Job summary

Vantrock, an operator-led real assets platform headquartered in Mumbai, seeks a finance professional to build models, draft pitchbooks, and manage data rooms for live deals across logistics, warehousing, and industrial real estate.

You will work directly with senior leaders to prepare股 investment packages and diligence materials.

Qualifications

• Proficient in building and validating equity/debt models (Excel).
• Experience drafting institutional pitchbooks and IMs.
• Working knowledge of InvITs and REITs in real estate.
• Daily use of AI tools to enhance analysis and outputs.
• Strong presentation and storytelling skills for investor audiences.
• 3–5 years in investment banking, real estate private equity, or transaction advisory with real estate focus.

Responsibilities

• Build models for live deals: capital stack, waterfalls, sensitivities, scenarios.
• Draft platform and asset-level pitchbooks and investment committee materials.
• Create and maintain data rooms; track diligence questions and responses.
• Manage investor communications: NDAs, materials, follow-ups with domestic/foreign partners.
• Produce market analysis: transactions, comps, yields across logistics and industrial real estate.
• Support groundwork for InvIT/REIT pathways, understanding SEBI framework.

Vantrock is an operator-led real assets platform. Headquartered in Mumbai, it originates, develops, operates and manages institutional-grade real assets on one balance sheet and with one team, from land to lease to long-term ownership. Logistics, warehousing, plotted and industrial is the first strategy, not the identity. Suburban office campuses, strata offices, data centres and senior living follow, each as its own strategy, sequenced on delivery. Real assets only, across every class the platform grows into, in sequence.

WHY THIS ROLE EXISTS

At Vantrock, capital follows the deal, never the other way around. Every asset needs its own case, built to the standard an institutional investment committee expects, and every case rests on a model, a book and a data room that have to be right the first time.

This seat builds them. You work directly with the AVP / VP, Investment Banking on every live deal, building the models, drafting the pitchbooks and running the data rooms, and you learn how real assets transactions are prepared and closed from inside an operating platform rather than from an advisory desk.

You should not apply if you want to review other people's work before you have done enough of it yourself. This seat builds first.

WHAT YOU WILL OWN

• Build the models. Development and stabilised-asset models, capital-stack and waterfall models, sensitivities and scenario cases in Excel, accurate enough to hand to an investor's diligence team.
• Draft the pitchbooks. Platform and asset-level books, teasers, information memoranda and investment committee material, to the storyboard the AVP / VP sets.
• Run the data rooms. Build, index and maintain them, and track every diligence question through to its answer.
• Keep the investor tracker. Outreach, NDAs, materials sent, follow-ups and next steps for investors and capital partners, domestic and foreign.
• Produce the market work. Transactions, comparables, yields and investor appetite across logistics, warehousing and industrial real estate, and benchmarking of listed InvITs and REITs.
• Support the groundwork for the platform's proposed InvIT and REIT pathways, including the SEBI framework and how investors value both vehicles.

WHO WE ARE LOOKING FOR

• 3–5 years in investment banking, transaction advisory or real estate private equity, with real estate experience.
• Strong Excel modelling that you have built yourself on live transactions.
• Pitchbook and presentation drafting to an institutional standard.
• A working understanding of InvITs and REITs.
• You use AI tools every day in your work and can show what you have done with them.
• Mumbai, on site.

• An MBA in Finance, a CA or progress in the CFA

What this role is not

• It is not a research or analyst support seat detached from live deals.
• It is not a finance or treasury seat. Accounts, treasury and banking relationships sit with the finance team.

STANDING REQUIREMENTS

AI proficiency is a standing requirement in every seat at Vantrock. You use AI tools daily as force multipliers, and you judge their output rather than forwarding it. This is tested for every appointment through a supervised assessment. There are no exceptions by seniority.

Partner command is the second standing requirement. Vantrock runs on outsourced partners, so every person here must be able to scope, brief, hold to an SLA, score and commercially discipline a partner, and must know what should never be delegated.
