Job summary

Vantrock in Mumbai seeks an Investment Analyst to build and maintain financial models for land acquisition, development, leasing and exit, with IRR, MOIC and yield metrics. You will own market databases, track diligence, read partner reports, and support investment committee materials.

You will coordinate with partners, prepare screening notes, and supply data for monthly asset reviews, ensuring accuracy and timeliness in live deals through closing.

Qualifications

• Bachelor's degree in finance, economics, commerce, engineering, real estate or related discipline.
• 2-5 years of relevant experience with real exposure to live transactions – modelling, valuation, diligence support, IC materials or closing.
• Not a research-only or reporting-only seat; analyst works live deals to closing.
• CA / CFA preferred.

Responsibilities

• Own the market database: micro-market demand drivers, rentals, land values, vacancy, absorption, infrastructure; benchmarks; occupier movements across sectors.
• Run the diligence tracker and data room; coordinate partners, read reports, summarise findings and impact, track conditions precedent to closing.
• Prepare first-cut screening notes and support the Associate on Investment Committee memoranda.
• Prepare data for monthly Asset Review with Financial Controller & Head of Asset Management - actuals vs underwriting, spend vs cost, leasing, drawdowns and returns; inputs to investor reports.
• Support pipeline, track-record and case-study material for asset-level capital; site-visit notes and location assessments for the Principal.

About the Role

Reports to: Head - Land & Investments

Responsibilities

• Build and maintain the investment models - land acquisition, development cost, leasing, financing, operating cash flows and exit - with project and equity IRR, MOIC, yield on cost and development margin, documented and consistent with the team's standard.
• Own the market database. Micro-market demand drivers, competing supply, rentals, land values, vacancy, absorption and infrastructure; comparable-transaction and land-value benchmarks; occupier movements across 3PL, manufacturing, e-commerce, corporate office, hyperscaler and colocation.
• Run the diligence tracker and the data room. Coordinate the platform's partners, read their reports, summarise the findings and their impact, and track conditions precedent to closing.
• Prepare first-cut screening notes and support the Associate on Investment Committee memoranda.
• Prepare the data for the monthly Asset Review with the Financial Controller & Head of Asset Management - actuals against underwriting, cost against spend, leasing, drawdowns and returns - and the investment inputs to periodic investor reports.
• Support pipeline, track-record and case-study material for asset-level capital, and site-visit notes and location assessments for the Principal.

Qualifications

• Warehousing, logistics and industrial at the core - required; office alongside; data-centre exposure valued; residential as background only.
• 2-5 years of relevant experience with real exposure to live transactions - modelling, valuation, diligence support, IC materials or closing.
• Not a research-only or reporting-only seat. The Analyst works live deals to closing.
• A Bachelor's degree in finance, economics, commerce, engineering, real estate or a related discipline.
• CA / CFA preferred

Required Skills

• Strong financial-modelling and analytical capability; advanced Excel and PowerPoint; fluent with AI tools for research and analysis.
• Clear writing, high attention to detail and the ability to manage several workstreams at once.
• Based in the Mumbai Metropolitan Region, or relocating before joining. Willing to travel for site visits and diligence.
• Strong financial-modelling, valuation and analytical capability.
• Sound understanding of real-estate cash flows, development economics, capital structures and return metrics.
• Advanced Excel and PowerPoint.
• Fluency with AI tools and comfort building on dashboards.
• Clear written and verbal communication.
• Ability to run several workstreams to tight timelines.
