Project Manager Interiors Fit-out (Commercial / Corporate)
Role Overview
Lead end-to-end execution of turnkey interior fit-out projects from concept to handover, ensuring on-time, on-budget, and quality-compliant delivery across multiple sites. Act as the primary interface between client, design team, consultants, contractors, and internal stakeholders.
Key Responsibilities
Project Planning & Execution
- Develop and manage detailed project schedules, budgets, resource plans, and risk registers for each fit-out project.
- Lead project kick-off, planning, and progress review meetings; ensure minutes and action trackers are maintained.
- Monitor site progress against baseline program; implement mitigation plans for delays and disruptions.
Design & Technical Coordination
- Review architectural, interior, MEP, HVAC, electrical, and fire-life-safety drawings for constructability and coordination.
- Coordinate with design consultants and vendors to resolve technical issues, RFIs, and design changes.
- Ensure all variations/change orders are technically justified, costed, and approved before execution.
Commercial & Contract Management
- Manage project budgets, cost tracking, billing, and cash flow; ensure project profitability targets are met.
- Handle contract administration: subcontractor agreements, purchase orders, payment certificates, and claims.
- Review and negotiate commercial terms with vendors and subcontractors as required.
Site & Quality Management
- Oversee day-to-day site operations, material logistics, manpower deployment, and work sequencing.
- Conduct regular site inspections to ensure quality of workmanship, adherence to specifications, and snag-free delivery.
- Implement and enforce HSE (Health, Safety & Environment) standards and statutory compliance on all sites.
Stakeholder & Client Management
- Act as the single point of contact for clients, consultants, and internal teams for all project-related matters.
- Manage client expectations, provide regular progress/cost/risk reports, and drive timely decision-making.
- Coordinate with facility management and operations teams for smooth handover and post-handover support.
Handover & Closure
- Lead snagging, testing, commissioning, and final inspections with client and consultants.
- Ensure all as-built drawings, O&M manuals, warranties, and statutory approvals are compiled and handed over.
- Close out all commercial and contractual matters, including final bills, releases, and lessons-learned documentation.
