Job summary

Rockwood Hotels & Resorts is seeking a Group Head of Asset Management to oversee performance and value creation across its hotel portfolio (currently two operating properties). This owner-side role is independent of day-to-day hotel operations and acts as the Chairman and CEO's eyes and ears.

Job description

Rockwood Hotels & Resorts is looking for a Group Head of Asset Management to oversee the performance and value creation of its hotel portfolio, currently comprising two operating hotels. This will be an owner-side role, independent of day-to-day hotel operations. The individual will act as the Chairman and CEOs eyes and ears across the properties and ensure that the hotel operators are delivering the financial and operational performance expected by the owners.

Key Responsibilities

• Monitor and challenge hotel performance against budget, business plan and competitive set.
• Drive improvement in Revenue, GOP, EBITDA, cash flow and asset value.
• Analyse RevPAR, ADR, occupancy, market share and departmental profitability.
• Review hotel budgets, forecasts and long-term business plans.
• Evaluate and challenge capex proposals and renovation investments based on ROI.
• Identify operational inefficiencies, cost leakages and commercial opportunities.
• Monitor performance of hotel management companies and GMs.
• Establish a robust monthly asset-performance reporting system for the Chairman/CEO.
• Work closely with the CFO, CEO, GMs and hotel operators while maintaining an independent owner perspective.
• Oversee an internal audit / performance audit team to independently review financial, procurement, operational and control processes.
• Build additional asset-management capability as the portfolio expands.

Ideal Candidate must have

• Experience required: 15-20+ years of experience, preferably in hospitality asset management, hotel ownership, hospitality investment/PE or a listed hotel company.
• Strong finance and commercial background with excellent understanding of hotel economics.
• CA / CFA / MBA Finance or equivalent is desirable.
• Must understand hotel operations deeply enough to challenge GMs and operators, but should not be primarily an operations executive.
• Strong analytical, commercial and negotiation skills.
• Experience managing multiple hotel assets is highly desirable.
• High integrity, independence and the confidence to challenge senior management.
• Strong understanding of ROIC, EBITDA, cash flow, capex ROI and valuation.

We are not looking for a financial controller or a hotel operations head.

We want an owner-minded hospitality professional with strong financial capability who can answer one fundamental question for every property:

Are we getting the maximum possible financial return and long-term value from this asset, and if not, what needs to change?

The Head of Asset Management will initially oversee both hotels as a common group function, supported by an audit/performance team and additional analysts or specialists as the portfolio grows.
