• Identify, evaluate and secure strategic sites meeting hyperscaler power, fibre, water, and access needs.
• Lead end-to-end land acquisition: title diligence, aggregation, negotiation and execution with landowners.
• Manage interfaces with MIDC, CIDCO, MSETCL, MSEDCL and other authorities.
• Drive land-use conversions and statutory clearances (environmental, building, fire, pollution).
• Lead grid connectivity and substation approvals with MSETCL/MSEDCL and power roadmap.
• Evaluate open-access and renewable power sourcing pathways and approvals.
• Pursue incentives under Maharashtra IT & Data Centre Policy.
• Build and maintain senior relationships with state departments and utilities with strong compliance.
• Maintain approvals tracker, critical-path map, risk register and escalation mechanism.

ROLE PURPOSE

To secure land, statutory approvals, government relationships, and power-connectivity pathways required to establish and expand Company Data Centre campus program, while maintaining clean title, regulatory compliance, and development certainty.

KEY RESPONSIBILITIES

• Identify, evaluate & secure strategic sites against hyperscaler requirements (Power, Fibre, Water, Flood/Seismic Risk, Road Access).
• Lead end-to-end Land Acquisition - Title Diligence (TSR), Land Aggregation, Negotiation, Transaction Execution with Landowners / Aggregators.
• Manage critical interfaces with MIDC, CIDCO, MSETCL, MSEDCL and other State / Local Authorities.
• Drive Land-Use Conversion (NA), Building, Environmental, Fire, Pollution-Control & other statutory clearances.
• Lead Grid Connectivity & Substation Approval processes with MSETCL/MSEDCL and coordinate power-enablement roadmap.
• Evaluate & facilitate Open-Access & Renewable Power sourcing pathways & approvals.
• Pursue eligible incentives under Maharashtra IT & Data Centre Policy.
• Build & maintain senior relationships across State Departments, Utilities, Agencies with zero compliance shortcuts.
• Maintain Approvals Tracker, Critical-Path Map, Risk Register & Escalation Mechanism.

• 15+ years in Land Acquisition & Government Liaison for Data Centres / Industrial Parks / Power Projects / Large Real-Estate / Infrastructure in Maharashtra.
• Strong relationships across Maharashtra State Departments, MIDC, CIDCO, MSETCL, MSEDCL, Collectorate, Revenue Dept.
• Demonstrated record of closing large land parcels (500+ Acres) with clean title.
• From Data Centres / Hyperscale / Wholesale Colocation, Industrial Development, Power Transmission, Real Estate.
