JOB DESCRIPTION
1. Land Identification & Strategy
- Identify suitable land parcels aligned with project capacity, evacuation plans (STU/CTU), and statutory constraints.
- Coordinate with BD, Engineering, Connectivity, and Project teams for land planning inputs.
- Develop Land Finalization Plan (LFP) aligned with overall project schedule and milestones.
2. Land Aggregator & Vendor Management
- Empanel, evaluate, and manage land aggregators across target regions.
- Conduct feasibility assessments of land parcels, including access, terrain, right-of-way, and grid proximity.
- Resolve land availability risks, overlaps, and location clashes across projects.
3. Legal Due Diligence & Documentation
- Oversee title search reports (TSR), ownership verification, and encumbrance checks.
- Coordinate drafting and execution of sale deeds, lease deeds, POA, MoU, and related agreements.
- Liaise with legal consultants for due diligence, registration, and documentation closure
4. Statutory & Regulatory Approvals
- Obtain NA conversion (Industrial/Non-Agricultural), land use permissions, and local authority clearances.
- Coordinate with state & Central agencies (e.g., GEDA, GETCO, MSETCL, MEDA, KREDL, CTU, CERC, GPCL, Revenue Dept.) as applicable.
- Ensure compliance with state land laws, renewable policy requirements, and regulatory timelines.
5. Registration & Possession
- Ensure timely registration of land documents and formal possession handover.
- Ensure proper demarcation, mutation, and entry in land revenue records.
- Maintain complete land document repository and audit-ready records.
- Track land acquisition progress against SCOD and commissioning deadlines.
- Highlight risks and delays proactively and propose mitigation strategies.
- Support project execution teams during construction and commissioning stages.
7. MIS, Reporting & Governance
- Prepare periodic MIS reports for management on land status, risks, and closures.
- Support management notes, board approvals, and JV partner documentation.
- Maintain structured land data, trackers, and statutory compliance records.
- Strong understanding of land laws, registration process, and revenue records.
- Experience in renewable energy / infrastructure land acquisition.
- Negotiation skills for dealing with landowners, aggregators, and authorities.
- Coordination across legal, engineering, BD, and project teams.
