Qualifications

• End-to-end design development experience from Concept to GFC drawings.

I. Purpose

Sunteck is looking for an experienced and passionate leader to head our Interior Designing function and drive design excellence across premium and luxury residential developments.

The incumbent will be responsible for leading and managing the complete design development lifecycle for premium residential real estate projects, from concept to execution. The role encompasses Architecture, Interiors, Landscape, Lighting, Faade, MEP, and allied design disciplines, ensuring delivery of superior design quality, innovation, customer experience, and project objectives.

II. Key Responsibilities

Key Performance Areas (KPAs)

• Lead project design and detailing from concept to execution.
• Develop design concepts, layouts, mood boards, presentations, and 3D visualizations.
• Manage and coordinate consultants across Architecture, Interiors, Landscape, Lighting, MEP, Faade, Lifts, and related disciplines.
• Drive design reviews from Concept, Schematic Design, Detailed Design, Tender, and GFC stages.
• Oversee show flats, sales galleries, and customer experience spaces.
• Ensure seamless coordination between design, engineering, project, sales, and marketing teams.
• Conduct site reviews and provide design solutions during project execution.
• Drive value engineering initiatives, budgeting support, and cost optimization.
• Champion design innovation, sustainability, and premium product differentiation.

Qualifications & Experience

Essential

• Bachelor's Degree in Architecture (B.Arch.) from a recognized institution.
• 18-20 years of experience in premium/luxury residential real estate projects.
• Proven exposure to end-to-end design development, from Concept Design to Good for Construction (GFC) drawings.
• Strong understanding of architecture, interiors, landscape, lighting, faade, and MEP coordination.

Desired

• Master's Degree in Architecture, Urban Design, Interior Design, Construction Management, or related discipline.
• Certifications in Project Management, Green Building (IGBC/LEED), BIM, Sustainable Design, or Design Management.
