Job summary

Lodha is seeking an experienced General Manager - Finishing to lead finishing and interior fit-out works in Pune. You will drive multi-disciplinary teams, ensure safety and quality, and coordinate with Civil, MEP, Design, and Procurement to deliver high-quality projects on time and within budget.

The role requires 15+ years in leading finishing/interior projects for top real estate developers or luxury brands, with strong BOQ, negotiation, and techno-commercial skills.

Qualifications

• B.Tech / B.E. / Diploma in Civil Engineering or Diploma in Interior Design.
• 15+ years of experience with leading Real Estate developers, Luxury Hotel brands, or major Finishing/Interior Fit-out contractors.
• Proven track record heading multiple large-scale civil and interior fit-out projects.
• Strong knowledge of finishing materials, sequence planning, and site quality control.
• Experience in BOQ preparation, contractor negotiations, rate analysis, and techno-commercial evaluation.

Job Overview

We are looking for an experienced and result-oriented General Manager - Finishing to lead all operational, execution, quality, and coordination aspects of finishing and interior fit-out works. The ideal candidate will be responsible for driving multi-disciplinary teams, managing cross-departmental coordination (Civil, MEP, Design, Procurement), ensuring strict safety and quality compliance, and delivering high-standard finishing projects within time and budget.

Key Responsibilities

Project Execution & Management

• Strategy & Planning: Prepare and establish execution strategies for finishing works based on stakeholder requirements; track project deliverables using standard PM tools.
• Workflow & Escalation Resolution: Address site-level sequence changes dynamically; resolve escalated issues affecting completion in close coordination with Construction Management (CM), MEP, Design, and Procurement teams.
• Value Engineering (VE): Suggest and provide VE options at the design stage to optimize costs without compromising quality or safety standards.
• Progress Monitoring: Review progress against Annual Operating Plans (AOP), conduct regular progress meetings with contractors, and recommend corrective actions to the Project Director (PD) / PM Head.
• Handover & Client Management: Drive multi-disciplinary teams and liaise with clients/stakeholders at all project stages for specification finalization, progress reporting, securing approvals, and final project handover.
• Inter-departmental Coordination: Attend coordination meetings with Civil, MEP, and Design teams to maintain optimum site sequencing.
• CRN Escalation: Timely raise and elevate Contract Deviation Notes (CRNs) to Commercial Managers and PDs to maintain workflow continuity.

Techno-Commercial Activities

• Prepare preliminary cost estimates and complete Bill of Quantities (BOQ) for finishing works.
• Prepare comparative statements, identify and suggest qualified contractors, evaluate/negotiate with bidders, and recommend award of contracts.
• Prepare cash flow schedules and bar charts to accelerate timeline execution.
• Handle end-to-end techno-commercial aspects, scope definitions, and planning.

Quality, Safety & Site Standards

• Implement strict project quality and safety policies without compromise, working alongside Safety & Quality Managers.
• Devise and enforce quality monitoring processes for incoming vendor materials and sub-contractor execution.
• Ensure maintenance of high standards for labor camp management and worker welfare.

Team Management & Leadership

• Establish and evaluate Key Result Areas (KRAs) for team members, monitoring performance regularly.
• Foster team building, drive continuous innovation to increase construction speed, reduce costs, and elevate finishing quality.

Desired Candidate Profile

• Educational Qualification: B.Tech / B.E. / Diploma in Civil Engineering OR Diploma in Interior Design.
• Experience: 15+ years of relevant experience with leading Real Estate developers, Luxury Hotel brands, or major Finishing/Interior Fit-out contractors.
• Core Expertise: Proven track record of heading multiple large-scale civil and interior fit-out projects from execution through final handover.
