Job summary

Flipspaces is seeking a General Manager – EPC Head to lead end-to-end Engineering, Procurement and Construction execution across real estate projects, including residential, commercial, retail and mixed-use developments.

The role requires 15–20 years of leadership experience, strong vendor and contract management, and the ability to build high-performing teams, drive value engineering and deliver projects on time and within budget.

Qualifications

• 15–20 years of leadership experience in EPC, construction or real estate project execution.
• Proven ability to lead large-scale residential, commercial, retail and mixed-use projects across multiple sites.
• End-to-end expertise in engineering, procurement, contracts, construction, fit-outs and commissioning.
• Strong command of project planning, budgeting, cost control, vendor and contractor management.
• Ability to build scalable processes, SOPs and project governance frameworks.

Responsibilities

• Lead end-to-end EPC execution across residential, commercial, retail and mixed-use projects, including fit-outs and turnkey developments.
• Develop project strategies, budgets, schedules, resource plans and delivery milestones.
• Oversee engineering, procurement, contracts, construction, fit-out, commissioning and handover.
• Manage contractor/vendor selection, negotiations, performance and contract administration.
• Own project cost control, budgeting, value engineering and cost optimisation.
• Drive project governance, MIS, risk management and corrective actions across the portfolio.
• Lead cross-functional teams and collaborate with Design, Finance, Legal, Procurement, Sales and other stakeholders.
• Build scalable EPC processes and present project performance, costs, risks and strategic updates to senior management.

Job brief:

We are looking for a General Manager – EPC Head to lead end-to-end Engineering, Procurement and Construction execution across real estate projects. The role will own project execution strategy, engineering coordination, procurement, contracts, construction, commissioning, quality, safety, cost and delivery across multiple projects. The ideal leader brings strong exposure to residential, commercial and mixed-use developments, along with the ability to build high-performing teams, strengthen vendor ecosystems, drive value engineering and deliver predictable project outcomes at scale.

Education: B.E./B.Tech in Civil Engineering; MBA/PGDM preferred

Key Responsibilities:

• Lead end-to-end EPC execution across residential, commercial, retail and mixed-use projects, including fit-outs and turnkey developments.
• Develop project strategies, budgets, schedules, resource plans and delivery milestones.
• Oversee engineering, procurement, contracts, construction, fit-out, commissioning and handover.
• Manage contractor/vendor selection, negotiations, performance and contract administration.

• Ensure quality, safety, statutory compliance and timely project delivery across all sites.
• Drive project governance, MIS, risk management and corrective actions across the portfolio.
• Lead cross-functional teams and collaborate with Design, Finance, Legal, Procurement, Sales and other stakeholders.
• Build scalable EPC processes and present project performance, costs, risks and strategic updates to senior management, ensuring successful handover and client satisfaction.

Requirements:

• 15–20 years of leadership experience in EPC, construction or real estate project execution.
• Strong experience managing large-scale residential, commercial, retail and mixed-use projects across multiple sites.
• End-to-end expertise in engineering, procurement, contracts, construction, fit-outs and commissioning.
• Strong command of project planning, budgeting, cost control, vendor and contractor management.
• Proven ability to lead cross-functional teams, consultants, vendors and client stakeholders.
• Exposure to turnkey execution, retail rollouts, corporate fit-outs and complex real estate projects.
• Strong understanding of quality, EHS, statutory compliance and project risk management.
• Ability to build scalable processes, SOPs and project governance frameworks.
• Strong commercial acumen, negotiation, communication and executive presence.
• Proficiency in MS Project/Primavera, AutoCAD and ERP/SAP.
