GENERAL MANAGER DESIGN DELIVERY (G.M ARCHITECTURE)

WHAT WE ARE LOOKING FOR IN THE CANDIDATE

• Masters in Architecture
• Should have done either Bachelors or Masters from IIT Karagpur or IIT Roorkee, SPA - Delhi, NIT - Calicut, NIT - Trichy, CEPT - Ahmedabad, Sir.JJ College of Architecture - Mumbai
• 18-20 years of experience in residential real estate design and development.
• Strong expertise in master planning, unit planning, elevations and contemporary/futuristic design concepts.
• Ability to critically evaluate, challenge and improve design proposals submitted by consultants
• Strong decision-making skills with the ability to shortlist and recommend the most suitable design solutions
• Ability to lead and influence external consultants, ensuring timely delivery, design quality and adherence to project objectives
• Familiarity with AI-enabled design platforms such as TestFit, Autodesk Forma, and other emerging design technologies would be an added advantage.
• Excellent communication, stakeholder management and coordination skills.

Purpose of the Role

To independently lead the design development of assigned projects from product brief to submission drawings by driving consultant teams, evaluating design options, improving concepts and ensuring that only well-developed and thoroughly reviewed proposals are presented for Management approval.

Key Responsibilities

1. Project Ownership & Delivery

• Own 4-5 projects from receipt of the approved design brief through issuance of submission drawings.
• Drive projects through a structured yet accelerated design process, ensuring timely closure of key decisions and approvals.
• Ensure parallel working across all stakeholders to achieve schedule reliability and minimize delays.
• Should visit Principal Architect's Office atleast once a week to push the projects that are handled by him/her
• Responsible for pushing the external architects & internal stakeholders to get the drawings from concept stage from submission within the shortest span of time

2. Concept Development, Evaluation & Optimization

• Evaluate and refine multiple masterplan options generated by external consultants and AI-enabled design platforms.
• Challenge design assumptions and proactively identify opportunities to enhance project outcomes.
• Optimize inventory, circulation, parking efficiency, amenity planning, open spaces, and overall customer experience.
• Present well-evaluated and mature design solutions that reduce management review cycles and facilitate faster decision-making.

3. Consultant Leadership & Stakeholder Management

• Lead and influence external architects towards achieving desired design outcomes.
• Establish clear expectations, deliverables and timelines for consultants.
• Foster proactive collaboration and parallel working between consultants, liaison teams, design development team and other stakeholders.
• Hold consultants accountable for quality, responsiveness and adherence to agreed milestones.

4. Compliance & Submission Readiness

• Review all drawings and design deliverables prior to submission.
• Identify and resolve design inconsistencies, compliance issues and coordination gaps at an early stage.
• Drive a first-time-right approach to minimize rework and accelerate approvals.

5. Technology & AI-Enabled Design Development

• Leverage platforms such as TestFit, Autodesk Forma and other emerging technologies to accelerate design evaluation and decision-making.
• Continuously explore innovative tools and methodologies that improve design quality, productivity and delivery timelines.
