Job summary

Aspect Global Ventures is seeking a detail-oriented Financial Analyst for the Real Estate Business Acquisition team in Mumbai. You will evaluate real estate opportunities, perform financial due diligence, analyze feasibility, and assess investment viability for land and property acquisitions.

You will build financial models, evaluate risks, and prepare investment proposals for senior management approval, coordinating with legal and development teams to close transactions.

Qualifications

Responsibilities

1. Role Overview

We are looking for a detail-oriented and commercially driven Financial Analyst to support the Business Acquisition team in evaluating real estate investment opportunities, conducting financial due diligence, assessing project feasibility, and analysing the financial viability of land and property acquisitions. The role involves working closely with internal stakeholders to support strategic investment decisions and ensure profitable acquisitions.

2. Key Responsibilities

• Financial Modelling & Feasibility Analysis
  • Prepare financial models to evaluate real estate acquisition opportunities, including land parcels, redevelopment projects, and development assets.
  • Analyse project feasibility, expected returns, cash flows, profitability, IRR, ROI, and NPV.
  • Assess project costs, revenue potential, development margins, and investment requirements.
• Financial Due Diligence
  • Conduct financial due diligence of prospective acquisition targets and real estate projects.
  • Review financial statements, project costs, liabilities, outstanding dues, and existing financial commitments.
  • Identify financial risks, discrepancies, and potential liabilities associated with acquisition transactions.
• Real Estate Valuation & Investment Analysis
  • Evaluate land and property valuations based on market benchmarks, development potential, FSI potential, and applicable development regulations.
  • Analyse different acquisition structures and investment scenarios to determine commercial viability.
  • Support negotiations by providing financial insights, valuation reports, and cost-benefit analysis.
• Business Acquisition & Transaction Support
  • Coordinate with the Legal, Liaisoning, Projects, and Business Development teams during the acquisition process.
  • Support end-to-end acquisition transactions, from initial opportunity assessment to financial evaluation and transaction closure.
  • Prepare investment proposals, financial summaries, and presentations for senior management approval.
• Risk Assessment & Reporting
  • Identify financial, commercial, and project-related risks that may affect acquisition decisions.
  • Conduct sensitivity analysis and scenario planning to assess the impact of changes in project costs, sales prices, timelines, and funding requirements.
  • Prepare periodic reports on acquisition opportunities, projected returns, investment exposure, and financial performance.

3. Educational Qualification

• CA / CMA / MBA in Finance / PGDM in Finance.
• B.Com or equivalent qualification with strong relevant experience may also be considered.

4. Work Experience

• 38 years of relevant experience in financial analysis, financial modelling, investment analysis, transaction advisory, or due diligence.
• Experience in the real estate, property development, real estate consulting, or investment sector will be preferred.
• Exposure to land acquisitions, redevelopment projects, project feasibility, and real estate valuation will be an added advantage.

5. Technical Skills

• Strong financial modelling and analytical skills.
• Proficiency in MS Excel, including advanced formulas, financial models, and scenario analysis.
• Knowledge of IRR, ROI, NPV, cash flow projections, and project valuation methodologies.
• Ability to analyse financial statements and prepare management reports.
• Working knowledge of PowerPoint and financial presentation tools.
