Job summary

JLL in Bengaluru is seeking a Facility Executive Technical to lead preventive maintenance of M&E systems, drive energy conservation, and support critical equipment management.

Diploma or B.Tech with 2+ years in facility operations is required. The role involves assisting the Chief Engineer, managing M&E installations, spares, and service practices, and maintaining logs and PPM schedules.

Responsibilities

• Excellence in preventive maintenance programs with energy conservation.
• Assist Chief Engineer in managing M&E scope to ensure quality and timely deliverables.
• Assist in facility, contract and procurement management for technical services.
• Contribute to achieving KPIs and SLA targets.
• Support Mechanical, Electrical, Plumbing installations and civil maintenance within the facility.
• Prepare critical spares list and inventory planning for maintenance.
• Implement preventive maintenance to reduce failures of critical equipment.
• Review maintenance practices of M&E Contractors to ensure quality.
• Maintain logbooks, checklists and PPM schedules for M&E installations.
• Manage downtime/breakdowns and arrange ad-hoc M&E setups as required.
• Ensure contractors follow house rules and shifts run smoothly.

What this job involves:

DUTIES & RESPONSIBILITIES:

• To achieve excellence in preventive maintenance programs at (Client) with highest standards and ensure energy conservation practices;
• Assist the Chief Engineer / Dy. Chief Engineer in managing M&E scope of the projects to ensure the quality and deliverables with in the stipulated time;
• Assist in providing comprehensive facility, contract and procurement management for technical services to the client;
• Contribute to achieving financial and other targets established by the Senior Facilities Manager;
• Achieve Key Performance Indicators and Service Level Agreements targets.

Property Operations:

• Support the Chief Engineer / Dy. Chief Engineer in managing the Mechanical, Electrical, Plumbing installations & all Civil maintenance within the facility;
• Responsible for preparation of critical spares list for all installations as per manufacturer’s recommendations and plan for the inventory where the maintenance is carried out with in-house teams;
• Implement and oversee the pre-emptive maintenance programme to reduce the risk of sudden failures of critical equipment;
• Assist the Chief Engineer to review the maintenance/service practices of M&E Contractors to deliver quality work practices in line with the manufacturer recommendations;
• Maintain the logbooks, checklists and PPM schedules for all M & E installations;
• Manage Downtime/ Breakdowns;
• Arrange for ad-hoc M&E set ups as per the client requirement from time to time;
• Ensure the contractors follow the house rules at all times and the projects are handled with minimum inconvenience to the Client;
• Assume AFM responsibilities if need arises;
• Responsible to handle the shifts independently on all Engineering related matters;

Reporting:

• Responsible for daily reporting on M & E to the Chief Engineer;
• Generate Service maintenance reports on office equipments;
• Generate Inventory and Purchasing of spares and consumables;

• Require B.E.E.E candidate preferbly or Diploma with relevant experience.
• Min 2 Years experience in M&E Operations in Facility Management with Critical area Management background.
• Package would be INR 3.5 L to 4 L per Annuam.
• Willing to Work in Night shift as well
