Responsibilities

  • Reports to Operation Manager and Client; supervises all soft services, engineering services and other services as per scope of work.
  • Takes regular rounds of the complex and supervises major or critical activities.
  • Supervise major/minor breakdowns affecting employees.
  • Generates periodical reports as required by management.
  • Control budgeted expenditure and appraise management of non-budgeted expenditure.
  • Discuss approvals for purchases and manpower with management.
  • Timely submission of invoices and bills and payment to vendor staff.
  • Timely submission of MMR (Monthly Management Report).
  • Regular reviews with client and Operation Manager and highlight discrepancies.
  • Review PPM schedules, log books, checklists, service records and test certificates.
  • Ensure documents followed and maintained as per Cushman & Wakefield standards.
  • Ensure 100% statutory compliance by contractors (ESI, PF, insurance).
  • Coordinate with AMC service providers for maintenance activities.
  • Interact with residents on daily rounds and scheduled meetings.
  • Implement safe work practices and ensure compliance by team members/vendors.
  • Ensure duty rosters are followed; manage absenteeism with vendors.
  • Guide team for timely action on resident complaints and escalation to management.
  • Coordinate with governmental agencies for NOC and permissions.
  • Ensure Accounts functions meet management expectations.
  • Seek revenue growth for the condominium.
  • Adhere to guidelines in the agreement.
  • Expedite recovery of outstanding amounts within legal boundaries.
  • Monitor security situation via daily reports and liaise with police when needed.
  • Maintain good liaison with local public for a safe environment.
  • Manage day-to-day property requirements.
  • Inspect property for damages; schedule maintenance.

  • Reports to Operation Manager and Client Supervises activities pertaining to all soft services, engineering services and other services as per scope of work to ensure smooth operation.
  • Takes regular rounds of the complex and take feed/ supervise any major or critical activity taking place the complex.
  • Supervise any major/minor breakdown which will affect the employees.
  • Generates periodical reports as required by the Management.
  • Keep a control on the budgeted expenditure and appraise the management of any non- budgeted expenditure foreseen.
  • To discuss with management regarding all necessary approvals for purchases and manpower.
  • Timely submission of all invoices and bills and timely payment of all vendor staff
  • Timely submission of MMR (Monthly Management report)
  • Regularly reviews with client and Operation Manager and highlights any operational discrepancies if any.

  • Ensure the process and documents are followed and documents are maintained as per C&W standards

  • Co-ordinates with Annual Maintenance Contract (AMC) service providers for regular & break down maintenance activities.
  • Interact with residents on daily rounds and scheduled meetings regarding any issue pertaining to the premises.
  • Implements safe work practices and ensures that team members/ vendors meet all safety guidelines/ requirements.
  • To ensure that all duties assigned to the Electrical Supervisor / Supervisor Panel (Advance) are being undertaken and should be cross checked, if needed.
  • To ensure that duty roster of C&W staff is followed strictly. In case of sudden absenteeism, vendor SPOC/off duty staff should be contacted to ensure that adequately trained man-power is present at site.
  • To guide the team for timely action on resident complaints and raise the level of complicated issues to the management for early resolution.
  • To coordinate and liaise with governmental agencies for all necessary NOC s and permissions.
  • To ensure that the functions of Accounts department are in time and in accordance to the expectations of Management.
  • To seek growth of revenue generation for the condominium.
  • To ensure that the adherence to guidelines mentioned in agreement.
  • To expedite the recovery of any outstanding (This has to be within the legal boundaries and any challenges faced to be informed to the management)
  • To take stock of Security situation through daily reports from security officer of the site and ensure preparedness in normal circumstances as well as liaise with police department in case of any untoward situations.
  • To maintain good liaisons with immediate external/local public for ensuring safe environment.
  • Manage any other day-to-day requirements of property
  • Inspect property for damages or maintenance requirements; schedule maintenance improvements INCO: “Cushman & Wakefield”
