Job summary

Maganaadi Constructions in Bengaluru is seeking an experienced Project Manager to lead residential construction projects, overseeing end-to-end execution, planning, site coordination, quality control, cost management and timely delivery.

The role requires 7 to 10 years of hands-on experience in residential building projects, ability to read drawings, manage teams, and coordinate with Architects, MEP consultants, clients and vendors.

Qualifications

• Experience in end-to-end residential construction project management.
• Ability to prepare and monitor schedules, manage costs, and ensure quality.
• Strong coordination with stakeholders and site personnel.
• Proficient reading of architectural/structural drawings.
• MS Excel, AutoCAD, and project management software proficiency.

Responsibilities

• Manage complete project execution from start to handover.
• Prepare and monitor schedules, work programs, and activity targets.
• Plan and coordinate civil, structural, electrical, plumbing, tiling, painting, fabrication, and finishing works.
• Monitor progress against the approved schedule and ensure timely completion.
• Manage Site Engineers, Supervisors, Contractors, Subcontractors, and other project personnel.
• Coordinate with Architects, Structural Consultants, MEP Consultants, Clients, Vendors, and Contractors.
• Review and interpret architectural, structural, electrical, and plumbing drawings.
• Ensure execution is carried out as per approved drawings, specifications, and quality standards.
• Monitor workmanship and ensure proper quality control at all stages of construction.
• Identify project delays, dependencies, and critical activities and take corrective actions.
• Plan manpower, materials, equipment, and resources according to project requirements.
• Coordinate with the procurement team to ensure timely availability of materials.
• Monitor material consumption, wastage, and overall project costs.
• Review BOQ quantities, site measurements, subcontractor bills, RA bills, variations, and extra works.
• Monitor project cost against the approved budget.
• Manage subcontractors and vendors and ensure timely completion of their assigned works.
• Conduct regular site meetings and review project progress with the site team.
• Prepare and review daily, weekly, and monthly project progress reports.
• Maintain project documentation, drawings, approvals, measurements, and site records.
• Coordinate snagging, rectification, testing, and final handover activities.
• Ensure compliance with site safety requirements and construction standards.
• Maintain effective communication with clients and provide regular updates on project status.

Educational Qualification

Preferred candidate profile

Candidates with experience working directly for a contractor/construction company will be preferred. Candidates with experience exclusively in PMC or client-side roles are not preferred.
