Job description

Senior Manager Debt Fundraising and Project Finance

Location: Lower Parel, Mumbai (Work from Office)

Reporting To: SVP Finance

About the Company:

We are a PE-backed, fast-growing education infrastructure platform that owns, develops, and manages large-scale educational assets across India. The organization partners with leading educational institutions to build and operate high-quality infrastructure and has established a significant presence across multiple cities through a diversified portfolio of education-focused real estate assets.

Backed by a reputed global private equity investor, the company is on a strong growth trajectory and offers professionals the opportunity to work on complex financing transactions in a high-growth environment.

About the Role:

We are looking for a finance professional to lead debt fundraising and project finance activities for a portfolio of education infrastructure assets operating across multiple legal entities.

This is a high-impact individual contributor role that offers end-to-end ownership of debt transactions from lender sourcing and financial modelling to documentation, disbursement, and post-closure compliance. The role works closely with senior leadership and provides significant exposure to lender negotiations and structured financing.

Key Responsibilities:
1. Debt Fundraising and Lender Management:
  • Lead debt raising for term loans, project finance, construction finance, LRD, and working capital facilities.
  • Build and manage relationships with banks, NBFCs, and financial institutions.
  • Prepare lender presentations, information memorandums, and due diligence responses.
  • Negotiate commercial terms including pricing, tenure, security structure, covenants, and other financing documentation.
  • Manage loan drawdowns and coordinate disbursements.
2. Financial Modelling and Credit Support:
  • Develop and maintain project finance and three-statement financial models.
  • Perform debt sizing, DSCR analysis, sensitivity analysis, and scenario modelling.
  • Prepare CMA data and financial projections for lenders.
3. Transaction Execution:
  • Coordinate valuations, title due diligence, TEV studies, legal opinions, and other lender requirements.
  • Manage security creation, charge registration, mortgage documentation, and regulatory filings.
4. Covenant Monitoring and Compliance:
  • Monitor financial and non-financial covenants across all borrowing facilities.
  • Prepare lender compliance reports and certificates.
  • Coordinate with credit rating agencies for annual reviews and surveillance.
Candidate Profile:
Must Have:
  • CA or MBA (Finance) from a Tier-1 institute.
  • 57 years of experience in debt fundraising, project finance, corporate banking, or structured finance.
  • Hands-on experience in negotiating debt facilities rather than purely relationship management.
  • Experience closing term loan and working capital transactions in the 25100 crore range.
  • Strong financial modelling and advanced Excel skills.
  • Good understanding of lender documentation, security creation, and financing processes.
Preferred:
  • Experience in real estate, infrastructure, hospitality, healthcare, or education infrastructure.
  • Exposure to construction finance and Lease Rental Discounting (LRD).
  • Experience working with multi-entity business structures.
  • Prior experience with banks, NBFCs, or corporate treasury/project finance teams.
Ideal Background:
  • Candidates from corporate banking, project finance, structured finance, treasury, or corporate finance teams within banks, NBFCs, or mid-to-large organizations in real estate, infrastructure, hospitality, healthcare, or education sectors will be a strong fit.
