Job summary

Flipspaces in Pune district is seeking a senior operations leader to run a city-level cluster with full P&L responsibility for 12–20 active projects and a ₹40–60 Cr portfolio. You will own top accounts, build the leadership bench, and drive capacity planning across sites, PMs, SPMs, and vendors.

You will partner with Design, Sales, Procurement and Finance to codify processes, protect margins, and push Flipspaces toward the next growth phase.

Qualifications

• Led a large team (30+ across PMs, SPMs, Sr Managers)
• Managed multi-city or large-city ₹30 Cr+ portfolio
• Codified an Operations playbook or similar process framework
• Demonstrated strong margin protection, billing discipline and cashflow awareness
• Exhibited high-judgement decision-making across complex projects

Responsibilities

• Own cluster delivery with full P&L, schedule, quality, and client outcomes
• Develop next-level leaders and build a multi-layer leadership bench
• Plan capacity for sites, PMs, SPMs, and vendors 2–3 quarters ahead
• Manage vendor ecosystem and negotiate master service agreements
• Own top accounts (top 3–5 clients) in your geography
• Align cross-functionally with Design, Sales, Procurement and Finance
• Codify best practices and contribute to the Operations playbook
• Lead senior hiring and talent development at PM, SPM and Sr Manager levels

You run a city or sub-regional cluster of Operations - multiple Senior Managers, 12-20 active

projects, ₹40-60 Cr portfolio. You build the operating system that keeps it from collapsing under its

own weight.

WHAT YOU WILL OWN

• Cluster delivery - full P&L, schedule, quality, and client outcomes for your geography
• Senior Manager development - build the layer below you; identify and grow next-level leaders
• Capacity planning - anticipate site, PM, SPM, and vendor needs two to three quarters ahead of demand
• Vendor ecosystem - strategic partnerships at city level; rate cards; master service agreements
• Top-account ownership - the top 3-5 clients in your geography are your direct accountability
• Cross-functional alignment - work shoulder-to-shoulder with city leads in Design, Sales, Procurement, and Finance
• Process and system build - codify what works; push back what does not; help build the Operations playbook
• Talent pipeline - active in senior hiring; build a city-level bench at PM, SPM, and Sr Manager layers

WHAT WE NEED FROM YOU

Must-Haves

• 8+ years in commercial fit-out or adjacent industries (FLEXIBLE)
• Has led a team of 30+ across multiple layers - PMs, SPMs, Sr Managers
• Has owned a multi-city or large-city portfolio of ₹30 Cr+ in value
• Demonstrated process build - has codified an Operations playbook somewhere before
• Strong commercial acumen - margin protection, billing discipline, cashflow awareness
• High-judgement decision-making - pattern recognition across many projects

Good to Have

• MBA from a premier institute (especially for FLEXIBLE candidates)
• Experience scaling a delivery function in a high-growth environment
• Exposure across sub-segments - offices, retail, hospitality, managed workspaces
• Track record of building leadership benches at the Sr Manager layer

WHAT MAKES THIS ROLE HARD

You are the senior layer where the company expects predictability. Your sites will still have surprises - but your weekly review with senior leadership cannot. The craft is to engineer enough margin (in time, money, and bandwidth) that surprises are absorbed inside your cluster without becoming escalations upward.
