1. Role Purpose
The Technical AFM will be responsible for the day‑to‑day technical operations, maintenance, reliability, safety, statutory compliance and performance of building engineering systems across the assigned facilities. The role will ensure that all MEP and critical infrastructure systems are operated and maintained safely, efficiently and in accordance with client requirements, JLL standards, statutory regulations and OEM recommendations. The Technical AFM will also lead the technical team, coordinate with vendors and specialist contractors, monitor preventive and corrective maintenance, and identify opportunities for energy efficiency, cost optimisation, reliability improvement and asset enhancement.
2. Key Responsibilities
A. Technical Operations & Maintenance
- Electrical systems – HT/LT panels, transformers, DG sets, UPS, APFC, batteries and distribution systems.
- HVAC systems – chillers, AHUs, FCUs, package units, split ACs, ventilation and exhaust systems.
- Plumbing systems – domestic water, drainage, pumps, tanks and associated systems.
- Fire & Life Safety systems – fire alarm, hydrant, sprinkler, pumps, emergency lighting and related systems.
- STP / WTP / RO systems and associated water‑treatment infrastructure.
- Building management / monitoring systems, where applicable.
- Lifts and other vertical transportation systems.
- EV charging infrastructure and other critical electrical loads.
- Other building engineering and utility systems.
- Ensure uninterrupted operation of critical facility services.
- Monitor equipment performance and identify abnormal conditions at an early stage.
- Ensure timely closure of breakdowns and technical complaints.
- Conduct regular technical inspections and engineering walkthroughs.
B. Preventive & Predictive Maintenance
- Ensure 100% execution and closure of planned preventive maintenance schedules.
- Review PPM compliance, equipment history and recurring breakdowns.
- Analyse equipment trends and recommend predictive maintenance interventions.
- Maintain equipment‑wise maintenance records and asset history.
- Review OEM maintenance recommendations and ensure implementation.
- Identify critical assets and establish appropriate maintenance strategies.
- Drive Root Cause Analysis (RCA) for repeated equipment failures.
C. Team Management
- Lead and supervise the technical engineering team.
- Allocate daily work and monitor manpower deployment.
- Conduct toolbox talks and technical briefings.
- Ensure technicians follow safe working practices and approved SOPs.
- Monitor technician productivity, attendance and performance.
- Identify technical training requirements and coordinate skill development.
- Build a culture of ownership, accountability and first‑time‑right maintenance.
D. Electrical Safety & Compliance
- Ensure safe operation of all electrical installations.
- Monitor electrical parameters, load distribution and equipment health.
- Ensure compliance with applicable electrical safety requirements.
- Coordinate statutory inspections, testing and certification.
- Ensure appropriate LOTO practices and electrical safety procedures.
- Monitor insulation resistance, earthing and other relevant electrical tests.
- Maintain records of electrical testing and statutory compliance.
- Escalate critical electrical risks immediately.
E. Fire & Life Safety
- Ensure operational readiness of all fire and life‑safety systems.
- Monitor fire alarm, hydrant, sprinkler, fire pumps and emergency systems.
- Ensure periodic testing and preventive maintenance.
- Coordinate fire drills and closure of observations.
- Track fire‑system defects and ensure timely rectification.
- Ensure compliance with statutory fire‑safety requirements.
- Participate in emergency preparedness and business continuity exercises.
F. Vendor & Contractor Management
- Manage technical vendors and specialist contractors.
- Monitor vendor performance against agreed SLAs/KPIs.
- Review service reports, PPM reports and breakdown reports.
- Ensure contractors comply with site safety requirements.
- Validate work completion before service closure.
- Review technical quotations and scope of work.
- Support commercial evaluation of technical proposals.
- Ensure AMC/CMC contracts deliver the agreed scope and outcomes.
- Drive corrective actions for poor vendor performance.
G. Energy & Sustainability
- Monitor electricity and utility consumption.
- Analyse energy consumption trends and identify abnormal consumption.
- Support implementation of energy‑saving initiatives.
- Identify opportunities involving: LED lighting, Occupancy/motion sensors, HVAC optimisation, Timer controls, VFDs, Power‑factor improvement, Equipment efficiency, Renewable energy opportunities.
- Track energy‑saving initiatives and quantify benefits wherever possible.
- Support client sustainability and environmental objectives.
H. Water & Utility Management
- Monitor water consumption and distribution.
- Ensure efficient operation of STP, WTP and RO systems.
- Monitor treated‑water utilisation and recycling opportunities.
- Track water‑quality testing and statutory requirements.
- Identify water‑saving and reuse opportunities.
- Monitor utility equipment performance and operating parameters.
I. Planon / CAFM & Digital Maintenance
- Ensure all technical service requests are updated and closed within SLA.
- Maintain accurate asset information in CAFM/Planon.
- Ensure PPM schedules are updated and completed on time.
- Monitor ageing work orders and recurring complaints.
- Generate technical dashboards and reports.
- Use data to identify recurring failures, SLA gaps and improvement opportunities.
J. HSE & Risk Management
- Ensure compliance with JLL and client HSE requirements.
- Conduct regular technical safety inspections.
- Identify unsafe conditions and initiate corrective actions.
- Maintain technical risk registers.
- Ensure proper PTW, LOTO and safe‑work procedures.
- Participate in incident investigation and RCA.
- Track closure of HSE observations within agreed timelines.
- Promote a zero‑incident culture across the engineering team.
3. Client Management
Act as the technical point of contact for the client. Attend technical review meetings and operational discussions. Provide regular updates on: Breakdown status, PPM performance, Critical equipment, Compliance, Energy consumption, HSE observations, Technical projects, Vendor performance. Respond promptly to client concerns and technical escalations. Build strong working relationships with client stakeholders. Present technical improvement proposals and project updates.
4. Projects & Engineering Improvements
- Support execution of technical projects and CAPEX initiatives.
- Review technical specifications, drawings and BOQs.
- Coordinate with consultants, OEMs and contractors.
- Monitor project progress, quality, safety and timelines.
- Ensure proper testing and commissioning before handover.
- Maintain as‑built drawings and technical documentation.
- Identify opportunities for automation, digitisation and operational improvement.
5. Documentation & Reporting
- Maintain and periodically review: Asset register, PPM schedules, Breakdown reports, Equipment history, AMC/CMC tracker, Statutory compliance tracker, Electrical testing records, Fire‑system records, Utility consumption reports, Energy‑saving tracker, HSE observations, RCA reports, Vendor performance reports, Technical SOPs and checklists, Emergency response procedures.

7. Qualification & Experience
Education Diploma / B.E. / B.Tech in Electrical, Mechanical or related Engineering discipline. Additional technical certifications will be an advantage.
Experience 5–8 years of relevant experience in facility management / building operations / industrial facilities. Experience in managing MEP systems in a large corporate, manufacturing, industrial or commercial facility. Experience in team and vendor management. Experience in client‑facing facility‑management operations will be preferred.

10. Ideal Candidate Profile
The ideal candidate should be a hands‑on technical facilities professional who can independently manage day‑to‑day engineering operations while also thinking beyond BAU. The person should be capable of moving from: “Breakdown response” → “Root Cause Analysis” → “Preventive action” → “Reliability improvement.” The role is expected to contribute not only to maintaining the facility but also to improving asset reliability, safety, energy efficiency, compliance and the overall workplace experience.
