Experience: 7–12 Years (preferably in Real Estate / Builder / Developer industry)

1. Job Summary

We are looking for a qualified and experienced Architect to join our real estate development team. The Architect will be responsible for architectural planning, design development, preparation and coordination of drawings, consultant coordination, statutory approvals, and ensuring that projects are executed in accordance with approved designs, specifications, quality standards, and applicable regulations.

The ideal candidate should have strong knowledge of residential and commercial real estate projects, excellent design and technical skills, and the ability to coordinate effectively with internal teams, consultants, contractors, and government authorities.

2. Key Responsibilities

A. Architectural Design & Planning

Develop architectural concepts, layouts, plans, elevations, sections, and detailed drawings for real estate projects.
Prepare and review architectural designs for residential, commercial, retail, and mixed-use developments.
Ensure optimum utilization of land, space, and resources while maintaining functionality and aesthetics.
Incorporate modern design concepts, sustainability, energy efficiency, and cost-effective solutions.
Review project design requirements and develop designs in accordance with the project brief.

B. Working & Construction Drawings

Prepare and coordinate detailed working drawings, construction drawings, and architectural details.
Review drawings to ensure accuracy, completeness, and compliance with approved designs.
Coordinate architectural drawings with structural, MEP, landscape, interior, and other services drawings.
Review shop drawings and material samples submitted by contractors/vendors.
Issue necessary revisions and clarifications during project execution.

C. Statutory Approvals & Compliance

Assist in preparation and submission of drawings and documents required for statutory approvals.
Coordinate with relevant government authorities, consultants, and approval agencies.
Ensure architectural designs comply with applicable building bylaws, development regulations, fire and safety requirements, accessibility standards, and other applicable norms.
Maintain proper records of approved drawings, permissions, revisions, and project documentation.

D. Project Coordination & Site Support

Conduct regular site visits to monitor architectural execution as per approved drawings and specifications.
Coordinate with Project Managers, Site Engineers, Contractors, Consultants, and Vendors.
Identify design discrepancies and provide timely solutions.
Review site conditions and suggest practical design modifications wherever required.
Ensure that changes at site are properly documented and approved.

E. Consultant & Vendor Management

Coordinate with structural consultants, MEP consultants, landscape consultants, interior designers, and other project consultants.
Evaluate technical proposals and drawings received from consultants and vendors.
Participate in design coordination meetings and project review meetings.
Assist in selection and evaluation of materials, finishes, fixtures, and other architectural products.

F. Cost & Value Optimization

Assist the management/project team in optimizing design and construction costs.
Suggest alternative materials, construction methods, and design solutions without compromising quality and functionality.
Review BOQs, specifications, and material requirements from an architectural perspective.

G. Documentation & Reporting

Maintain records of drawings, revisions, approvals, specifications, and correspondence.
Prepare design progress reports and provide regular updates to management.
Maintain proper document control for all architectural deliverables.
Ensure timely completion of architectural deliverables as per project schedules.

3. Required Qualifications

Bachelor's Degree in Architecture (B.Arch.) from a recognized institution.
Valid registration with Council of Architecture (COA), where applicable.
3–8 years of relevant experience, preferably with a real estate developer, builder, architectural consultancy, or construction company.
Experience in residential/commercial/mixed-use development projects will be preferred.
