Job summary

Melhor Group seeks an AGM - Construction to lead planning, cost control, contractor management, manpower, and site supervision across three major Goa sites: Melhor, Mirante and Mistura. You will drive execution excellence within budget, on schedule and to safety standards.

The role requires 12–15 years in large-scale residential/commercial projects, with strong leadership and strong coordination across internal teams and external contractors.

Qualifications

  • B.E./B.Tech in Civil Engineering is mandatory.
  • 12–15 years in residential or commercial real estate construction.
  • 4–5 years leading multiple projects or sites.
  • Experience in contractor management, BOQ finalisation, billing and cost control.

2. Role Purpose

The AGM - Construction is accountable for delivering the Melhor, Mirante and Mistura projects on time, within budget and to the required quality and safety standards. The roleleads planning, cost control, contractor management, manpower and site supervisionacross all three sites.

The AGM is also expected to build structured execution systems - schedules, reporting,reviews and accountability - so that progress is predictable, risks are raised early andteams are coordinated.

3. Key Responsibilities
3.1 Planning & Project Control
  • Prepare and maintain a consolidated execution schedule (master and micro schedules)for all three projects, with milestones and critical path.
  • Establish a budgeting and cost-planning framework; track budget vs. actual cost andflag overruns early.
  • Plan and forecast RMC (ready-mix concrete) requirements in line with site progressand pour schedules.
  • Review progress against schedule weekly and take corrective action on delays.
3.2 Manpower & Team Oversight
  • Plan, stabilise and optimise labour strength at each site in line with the schedule.
  • Set clear roles, targets and accountability for every engineer.
  • Run a defined performance review framework for engineers and site staff.
  • Finalise and mobilise contractors for all pending and upcoming work packages.
  • Close pending work orders on priority, including Plumbing (Raju), Electrical (Kirat) andWaterproofing contractors.
  • Complete BOQ finalisation, quantity validation and execution planning for eachpackage.
  • Evaluate and onboard new contractors as required, with input from Purchase andManagement.
3.4 Team Structuring & Requirement Planning
  • Define clear manpower requirements by engineer category: Billing, Planning, Execution, MEP and Finishing.
  • Prepare project-wise resource plans, using existing team members and upcominghires.
  • Share structured hiring requirements with HR in time for recruitment.
  • Identify risks proactively and upscale to Management in time, with a proposed solution.
  • Implement structured reporting formats and standard execution processes acrosssites.
  • Improve coordination between site teams, contractors, Purchase, Accounts andconsultants.
  • Drive material finalisation and procurement planning in line with the schedule.
3.6 Site Supervision & Quality
  • Set up site-level supervision and review mechanisms (daily site reviews, weeklyprogress meetings).
  • Ensure timely closure of execution, quality and safety issues at site level.
  • Enforce discipline, safety norms and accountability within site teams and contractors.
  • Ensure work meets approved drawings, specifications and quality standards.
3.7 Monsoon / Heavy Rain Preparedness
  • Prepare and implement a monsoon preparedness plan for all sites before the season.
  • Put site protection and material safety measures in place, including covered storage.
  • Plan drainage, dewatering and water management at each site.
  • Re-sequence execution activities to suit weather conditions and protect timelines.

The first two deliverables are due within 3 working days of issue of this JD; the WeeklyProgress Report is due every Saturday by 6:00 PM.

6. Authority, Interfaces & Organisational Support

  • Allocate and redeploy engineers, supervisors and labour across the three sites.
  • Recommend contractor selection, work order award and termination to Management.
  • Approve site-level execution sequencing, method statements and daily work plans.
  • Certify contractor measurements and bills for onward processing by Accounts.

7. Qualifications, Experience & Competencies
Qualifications
  • B.E. / B.Tech in Civil Engineering (mandatory).
  • M.Tech / PG in Construction Management or PMP certification (preferred).
Experience
  • 12-15 years in residential or commercial real-estate construction, with at least 4-5 years leading multiple projects or sites.
  • Proven track record of delivering high-rise or multi-building projects end to end –structure, MEP and finishing.
  • Experience in contractor management, BOQ finalisation, billing and cost control.
Technical Skills
  • Project planning and scheduling (MS Project / Primavera).
  • Budgeting, rate analysis, quantity estimation and BOQ validation.
  • RMC planning, material management and procurement coordination.
  • Knowledge of IS codes, quality standards and construction safety norms.
  • MS Excel and structured MIS / reporting.
