Job summary

Ideal candidates have 3–5 years in building ops, with familiarity of BMS, HVAC, electrical, and plumbing, plus energy management knowledge. This is an on-site role with potential 24/7 on-call shifts.

Job Summary

A Duty Engineer is responsible for the day-to-day operation, maintenance, and safety of building systems and facilities. This role involves monitoring mechanical, electrical, and plumbing (MEP) systems, responding to emergency situations, conducting preventive maintenance, and ensuring optimal building performance while maintaining a safe environment for occupants.

Key Responsibilities

Operations & Monitoring

• Monitor and operate building management systems (BMS/HVAC controls)
• Conduct regular inspections of mechanical, electrical, and plumbing systems
• Perform routine equipment checks and log readings
• Monitor energy consumption and optimize system efficiency
• Respond to building automation alarms and system alerts

Maintenance & Repairs

• Execute preventive maintenance programs according to schedules
• Perform minor repairs and troubleshooting on building equipment
• Coordinate with external contractors for specialized repairs
• Maintain accurate maintenance logs and documentation
• Manage spare parts inventory and procurement

Safety & Compliance

• Ensure compliance with health, safety, and environmental regulations
• Conduct safety inspections and risk assessments
• Respond to emergency situations (fire alarms, power outages, equipment failures)
• Maintain fire safety systems and emergency equipment
• Support regulatory inspections and audits

Tenant/Occupant Support

• Respond to tenant service requests and complaints
• Coordinate access for maintenance and contractor work
• Communicate effectively with building occupants regarding planned maintenance
• Provide technical support for building-related issues

Required Qualifications

Education & Certifications

• Technical diploma or degree in Engineering, Facilities Management, or related field
• Relevant trade certifications (electrical, mechanical, HVAC)
• Building management system certifications preferred
• First Aid/CPR certification
• Local licensing requirements as applicable

Experience

• 3-5 years of experience in building operations or facilities maintenance
• Experience with commercial building systems (HVAC, electrical, plumbing)
• Knowledge of building automation systems
• Previous experience in property management or facilities services preferred

Technical Skills

• Proficiency in building management systems (BMS)
• Understanding of mechanical and electrical systems
• Basic computer skills and facility management software
• Ability to read technical drawings and schematics
• Knowledge of energy management principles

• Strong problem-solving and analytical abilities
• Excellent communication and customer service skills
• Ability to work independently and manage priorities
• Flexibility to work various shifts, including weekends and holidays

Working Conditions

• May require 24/7 on-call availability
• Shift work may be required (days, evenings, weekends)
• Physical demands include lifting, climbing, and extended periods of standing/walking
