Job summary

Glenveagh Properties PLC is seeking an experienced Site Manager to lead a residential duplex project in Ballymastone, North County Dublin. The role requires strong site leadership, safety compliance, and tight budget controls on a large live construction site.

You will manage a direct labour workforce and all subcontractors, coordinating with the site management team to deliver on time and to high-quality standards.

Qualifications

  • Degree/Higher Diploma/HETAC qualification or relevant trade experience.
  • Significant site management experience on residential developments of duplex/multi-unit scale.
  • Irish residential construction background essential with site team management.
  • Knowledge of current building regulations and certification standards.
  • Strong ownership, responsibility, and self-motivation for tasks/projects.
  • Proficiency with Microsoft Office is an advantage.

Responsibilities

  • Ensure project is delivered on time and within budget by overseeing risks, contracts and communications.
  • Manage day-to-day operational and tactical aspects of a large-scale site.
  • Review high-level deliverables across site.
  • Implement quality assurance procedures in accordance with our methodology.
  • Manage project scope and mitigates risk across projects.
  • Attend Health and Safety meetings with site team and subcontractors.
  • Ensure that everyone on site works in accordance with the Health & Safety policy and procedures.
  • Ensure materials are identified and ordered in a timely fashion in line with the program.
  • Lead in ensuring the effective management of performance and budgets, in line with the contract program.
  • Manage a direct labour workforce.
  • Manage all sub-contractors.
  • Work with and manage the site management team.

Right now, we are looking for an experienced Site Manager to join our residential project for Duplexes in Ballymastone, North County Dublin.

Key Duties & Responsibilities
  • Ensure that the project is delivered on time and within budget as agreed by effectively and appropriately overseeing all issues surrounding risks, contracts, operations and communications
  • Manage the day-to-day operational and tactical aspects of a large-scale site
  • Review high-level deliverables across site
  • Implement quality assurance procedures in accordance with our methodology
  • Manage project scope and mitigates risk across projects
  • Attend Health and Safety meetings with site team and subcontractors
  • Ensure that everyone on site is working in accordance with the Health & Safety policy and procedures
  • Ensure that all required materials are identified and ordered in a timely fashion in line with the program
  • Take the lead in ensuring the effective management of performance and budgets, ensuring they are well-coordinated and runs in accordance with the agreed contract program
  • Manage a direct labour workforce

  • Degree/Higher Diploma/HETAC qualification (or relevant trade experience)
  • Significant site management experience leading residential developments of a comparable scale, such as duplex developments, multi-unit housing, or large live construction sites
  • Irish residential construction background essential, with experience managing site teams
  • Knowledge of current building regulations and certification standards
  • A strong sense of ownership and responsibility for tasks/projects
  • Accuracy, attention to detail and a methodical nature are key
  • The ability to lead, use initiative and be self-motivated
  • Basic computer skills and prior experience using workplace systems
  • Experience managing subcontractors and site-based direct reports, including roles such as Finishing & Trades Foreperson, Site Engineer, Site Administrator, Juniors & Graduates
  • Holds a valid Safe Pass certification
  • Eligible to work in Ireland
  • Proficiency with Microsoft Office is an advantage
