  • Ensure accurate cost value reconciliations and commercial reporting.
  • Interpret and apply contract conditions, including NEC and JCT forms.
  • Provide commercial advice to project and pre-construction teams.
  • Liaise with clients, consultants, subcontractors and project partners on commercial matters and mentor junior QS staff.

Senior Quantity Surveyor - Waterford

DOE: €90k - €100k

Job Overview:

Our client is seeking an experienced Senior Quantity Surveyor to take responsibility for the full commercial management of projects. The successful candidate will work closely with the Contracts Manager, Project Manager, and wider construction team, managing commercial and contractual matters, project risks, procurement, and commercial performance while supporting junior team members.

Responsibilities:

  • Take ownership of the commercial strategy and contractual position on projects.
  • Lead procurement activities including tendering, subcontractor selection, negotiation, and final accounts.
  • Prepare financial forecasts, cash flow projections, valuations, and commercial reports.
  • Manage variations, claims, disputes, and commercial risks.
  • Maintain project risk and opportunity registers and implement appropriate mitigation measures.
  • Ensure accurate cost value reconciliations and commercial reporting.
  • Interpret and apply contract conditions, including NEC and JCT forms.
  • Manage subcontract agreements, bonds, warranties, guarantees, and insurances.
  • Provide commercial advice to project and pre-construction teams.
  • Liaise with clients, consultants, subcontractors, and project partners on commercial matters. Manage, mentor, and support Quantity Surveyors and Assistant Quantity Surveyors.
  • Report regularly to senior management on commercial performance, risks, and opportunities.

Requirements:

  • Degree in Quantity Surveying or a related discipline.
  • Strong experience in commercial and contractual management.
  • Knowledge of contract law, NEC and JCT forms.
  • Experience managing procurement, variations, claims, and final accounts.
  • Strong negotiation, communication, and stakeholder management skills.
  • Experience managing and developing junior commercial staff.
  • Training in commercial management, dispute resolution, and contract law.
  • Chartered membership of RICS, CIOB, or equivalent is desirable.
  • CPD in legislation, industry trends, and advanced commercial management is desirable.
