Job summary

O’Neill and Brennan in Waterford is seeking an experienced Senior Quantity Surveyor to manage the full commercial scope of projects, reporting to the Contracts Manager and collaborating with the wider team. The role focuses on commercial performance, procurement, and risk management, with responsibility for mentoring junior staff.

Applicants should hold a Quantity Surveying degree, have strong experience in commercial and contractual management, and knowledge of NEC/JCT forms.

Qualifications

• Degree in Quantity Surveying or related discipline.
• Strong experience in commercial and contractual management.
• Knowledge of NEC and JCT forms.
• Experience mentoring junior commercial staff.
• CPD in legislation and contract law desirable.

Responsibilities

• Take ownership of the commercial strategy and contractual position on projects.
• Lead procurement activities including tendering, subcontractor selection, negotiation, and final accounts.
• Prepare financial forecasts, cash flow projections, valuations, and commercial reports.
• Manage variations, claims, disputes, and commercial risks.
• Maintain project risk and opportunity registers and implement mitigation measures.
• Ensure accurate cost value reconciliations and commercial reporting.
• Interpret and apply contract conditions, including NEC and JCT forms.
• Provide commercial advice to project and pre-construction teams.
• Liaise with clients, consultants, subcontractors and project partners on commercial matters and mentor junior QS staff.
