Job summary

Ward Personnel is seeking a Senior Quantity Surveyor for a leading Irish main contractor. You will own the commercial function on allocated projects, from procurement to final account, and report to the Commercial Manager while coordinating with site teams.

The role requires a degree in Quantity Surveying and a minimum of 5 years' post-graduate experience with a main contractor, with exposure to residential/apartment schemes and knowledge of Irish contract forms. On-site involvement is expected.

• Support development arm with early-stage cost planning and feasibility.
• Manage subcontractor accounts, payments, and dispute resolution.
• Mentor junior quantity surveyors within the team.
• Attend site and commercial meetings, reporting on cost and risk.
• Ensure compliance with contract terms and company procedures.

Our client is a Tier 2 main contractor with an established development arm, delivering major residential and civil/building projects across Ireland. With a live pipeline that includes an 80+ unit apartment scheme and a large-scale school renovation and new-build project, the company is expanding its commercial team to support continued growth. Key Responsibilities

The Senior Quantity Surveyor will take full commercial ownership of allocated projects, working closely with the Commercial Manager, site teams, and the development arm on cost planning and reporting.

• Manage the full commercial lifecycle of projects from procurement through to final account
• Prepare and issue interim valuations, cost reports, and cash flow forecasts
• Lead subcontractor procurement, negotiation, and contract administration
• Identify, price, and agree variations and change control with the design team and client
• Support the development arm with early-stage cost planning and feasibility on future schemes
• Manage subcontractor accounts, payments, and dispute resolution
• Mentor and support junior quantity surveyors within the commercial team
• Attend site and commercial meetings, reporting directly on cost and risk positions
• Ensure compliance with contract terms (typically PWC/RIAI forms) and company commercial procedures

Requirements

The quantity surveyor we're looking for will have a strong main contractor background and be comfortable running the commercial function on a project independently.

• Degree qualified in Quantity Surveying or a related discipline
• Minimum 5 years' post-graduate experience with a main contractor
• Experience on residential/apartment schemes and ideally education-sector projects
• Strong knowledge of Irish standard forms of contract and measurement
• Proven track record managing subcontractor accounts and final accounts
• Strong commercial acumen with the ability to identify and mitigate risk
• Excellent negotiation, communication, and stakeholder management skills
