Senior Quantity Surveyor - Group Procurement
Location: Dublin
The Role

We are seeking a high-calibre Senior Quantity Surveyor to join the newly established Group Procurement Function of a leading residential developer in Dublin. This is a key appointment within a new team and presents an excellent opportunity for an experienced Quantity Surveyor to move into a more strategic, group-level procurement position, influencing how procurement is delivered across a growing residential portfolio. Working across the wider business, you will help shape procurement strategy, improve processes, develop strategic supply chain relationships and drive greater consistency, value and efficiency across key subcontract and supplier packages. As this is a newly formed function, the successful candidate will have genuine scope to influence the direction of the team and contribute to the development of its long-term strategy.

You will be responsible for:
  • Identifying and championing improvements to existing procurement processes.
  • Contributing to the wider procurement strategy and helping shape the direction of the new function.
  • Supporting the rollout and continued development of the company's digital procurement strategy.
  • Developing category plans for key subcontract packages, identifying and managing supply chain risks and opportunities.
  • Building and managing relationships with existing and new strategic supply chain partners.
  • Driving standardisation of procurement documentation across the project portfolio.
  • Leading the development and implementation of improved Bills of Quantities structures to enhance tender analysis and ease of pricing for supply chain partners.
  • Reviewing subcontract packages to ensure scopes of work are aligned with standard details and requirements.
  • Completing tender analysis and benchmarking for high-value and strategically important subcontractor and supplier packages.
  • Leading and supporting senior-level commercial negotiations.
  • Monitoring wider industry trends and overseeing the management of the company's inflation tracker.
  • Championing sustainable procurement practices across the business and supply chain.
  • Collaborating with internal and external stakeholders to identify and deliver strategic procurement initiatives.
  • Working closely with Project Managers, Technical and Cost Management teams to ensure key procurement activities are completed on time.
  • Identifying new products, technologies and modern methods of construction and supporting comparative analysis.
  • Supporting procurement data analysis, reporting and performance objectives.
What you will need
  • 5+ years' experience within a PQS or contractor environment.
  • Strong Quantity Surveying / commercial background with significant procurement experience.
  • Residential or housebuilding experience is highly desirable.
  • Strong technical knowledge of modern methods of construction.
  • Experience managing subcontractor and supplier procurement packages.
  • Strong commercial awareness with experience in tender analysis, benchmarking and negotiation.
  • Excellent analytical skills with the ability to interpret and present commercial data.
  • Strong IT skills, including competency with Cubit, CostX or equivalent, alongside Microsoft Office.
  • Strong interpersonal skills with the ability to build effective relationships across internal teams and external supply chain partners.
  • Ability to manage multiple priorities and deliver against demanding time and quality targets.
  • Self-motivated with the ability to work independently and take ownership.
  • A strategic and continuous-improvement mindset.
  • A willingness to embrace new technology, processes and ways of working.
  • Strong team player with the ability to influence and collaborate at all levels.
