Senior Quantity Surveyor – Offsite/Modular Construction

Job summary

Catalyx is seeking a Senior Quantity Surveyor to lead commercial management on projects based in Longford. You will oversee cost planning, procurement, valuations and final accounts within a manufacturing and construction context.

The role requires experience across project costs, production inputs, procurement and site delivery, with close collaboration with Production, Engineering, Design, Finance and Site teams to maintain budget and control commercial risk.

Qualifications

• Degree in Quantity Surveying or closely related discipline.
• Significant post-qualification QS experience in construction/modular/offsite environments.
• Experience managing commercial lifecycle from initial costing to final account.
• Strong knowledge of construction contracts and contract administration.
• Experience in cost planning, budgeting, valuations, variations, forecasting and reporting.
• Procurement and subcontractor management experience.
• Advanced Excel and numerical skills for cost models and cash flows.
• Ability to manage multiple concurrent projects and deadlines.
• Excellent written and verbal communication; client, supplier and subcontractor negotiations.
• Experience with modular construction or offsite manufacturing is advantageous.

Responsibilities

• Prepare detailed cost estimates, budgets, and Bills of Quantities.
• Develop cost models including labour, materials, subcontractors and manufacturing inputs.
• Provide commercial input during design development and value engineering.
• Maintain cost databases and historical project cost information.
• Support tender preparation, pricing and negotiations.
• Own project budgets, cost control, valuations and forecasts.
• Monitor variations, risks, cash flow and cost-to-complete forecasts.
• Produce timely commercial reports on margins, risks and procurement.
• Draft and administer subcontractor agreements and supplier contracts.
• Manage change orders and contractual correspondence through project lifecycle.
• Support supplier and subcontractor relationships and procurement alignment.
