Senior Quantity Surveyor - Modular Offsite (Hybrid)

Job summary

NexVentur, an Irish-owned offsite construction manufacturer in Longford, is seeking an experienced Senior Quantity Surveyor to lead commercial management across tender to final account. You will oversee cost planning, procurement, contract administration and financial performance to ensure projects are delivered on time and within budget.

The role requires a strong background in construction, design and build, modular or offsite manufacturing, with advanced Excel skills and knowledge of MMC

Qualifications

• Degree in Quantity Surveying, Construction Economics or related discipline.
• Minimum 5 years' post-qualification experience within construction, design and build, modular or offsite construction.
• Strong knowledge of construction contracts (RIAI, JCT, NEC or FIDIC).
• Excellent commercial awareness and cost management skills.
• Experience using CostX, Cubit, Buildsoft or similar estimating software.

Responsibilities

• Prepare detailed cost estimates, budgets, BOQs and pricing schedules.
• Produce accurate cost models for labour, materials, subcontractors and manufacturing inputs.
• Support value engineering initiatives to improve cost efficiency.
• Maintain cost databases and benchmarking information.
• Assist with tender submissions and client pricing.
• Manage project budgets, valuations, forecasts and cost reporting.
• Monitor project cashflow, variations and commercial risks.
• Prepare monthly commercial reports and margin analysis.
• Maintain accurate commercial records and audit trails.
• Work closely with finance, production, design and site teams to ensure commercial performance.
• Administer client, supplier and subcontractor contracts.
• Manage variations, claims and contractual correspondence.
• Negotiate commercial matters while protecting the company's interests.
• Ensure compliance with relevant contract conditions and construction legislation.
• Provide commercial advice to project teams.
• Prepare tender documentation and evaluate supplier and subcontractor submissions.
• Negotiate pricing and commercial terms.
• Develop strong supplier relationships and framework agreements.
• Coordinate procurement activities with project and production programmes.
• Participate in project meetings and commercial reviews.
• Build strong working relationships across all departments.
• Contribute to the development and improvement of commercial systems and processes.
• Support senior management with strategic commercial planning and new business opportunities.
