Job summary

Catalyx seeks a Senior Quantity Surveyor to join our client in Longford on a permanent basis. The role combines construction commercial management with a manufacturing environment, covering cost planning, budgeting, procurement, valuations and contract administration.

The successful candidate will work with Production, Engineering, Design and Finance to ensure projects stay within budget and risks are managed, with experience in modular/offsite methods and CostX/Cubit advantageous.

Qualifications

  • Degree in Quantity Surveying or Construction Economics or closely related discipline.
  • Significant post-qualification QS experience within construction, modular, offsite, design-and-build or comparable environment.
  • Experience managing the commercial lifecycle from initial costing through to final account.
  • Strong knowledge of construction contracts and contract administration.
  • Experience in cost planning, budgeting, valuations, variations, forecasting and reporting.
  • Strong procurement and subcontractor management experience.
  • Advanced Excel and numerical skills; able to develop cost models and cash flow forecasts.
  • Ability to manage multiple concurrent projects and deadlines.
  • Strong written and verbal communication skills with experience negotiating with clients and suppliers.
  • Experience with modular construction or offsite manufacturing advantageous.
  • Experience with CostX, Cubit, Buildsoft or similar advantageous.
  • Chartered status with SCSI, RICS or progress towards accreditation advantageous.

Responsibilities

  • Prepare detailed cost estimates, project budgets, Bills of Quantities and pricing schedules.
  • Develop cost models incorporating labour, materials and subcontractor costs.
  • Maintain cost databases and historical project cost information.
  • Support tender preparation, pricing and commercial negotiations.
  • Take ownership of project budgets, cost control, monthly valuations and forecasts.
  • Monitor variations, risks, cash flow projections and cost-to-complete forecasts.
  • Produce commercial reports covering cost performance, margins and procurement.
  • Draft, review and administer subcontractor agreements and supplier contracts.
  • Manage change orders and variations throughout the project lifecycle.
  • Provide contractual guidance on payments, retention and risk allocation.
  • Prepare tender packages for materials, subcontract works and services.
  • Manage procurement processes including tenders, evaluation and awards.
  • Collaborate with production, design, quality, logistics and site teams on commercial matters.

The Role:

The Senior Quantity Surveyor will be responsible for the commercial and financial management of projects from pre-construction through to final account, including cost planning, budgeting, procurement, valuations, contract administration and commercial reporting.

The role combines traditional construction commercial management with a manufacturing environment, requiring someone comfortable working across project costs, production inputs, procurement and site delivery.

The successful candidate will work closely with Production, Engineering, Design, Finance, Procurement and Site teams to ensure projects are delivered within budget, commercial risks are effectively managed and appropriate commercial controls and processes are maintained.

Responsibilities:
  • Prepare detailed cost estimates, project budgets, Bills of Quantities, measurement take-offs and pricing schedules.
  • Develop accurate cost models incorporating labour, materials, subcontractor costs and manufacturing inputs.
  • Maintain cost databases, benchmarking information and historical project cost information.
  • Support tender preparation, pricing and commercial negotiations.
  • Take ownership of project budgets, cost control, monthly valuations and commercial forecasting across active projects.
  • Monitor and manage variations, commercial risks, cash flow projections and cost-to-complete forecasts.
  • Produce accurate and timely commercial reports covering cost performance, margins, risks and procurement.
  • Maintain clear and complete records of commercial decisions, approvals and financial transactions.
  • Draft, review and administer subcontractor agreements, supplier contracts and other contractual documentation.
  • Manage change orders, variations and contractual correspondence throughout the project lifecycle.
  • Support commercial negotiations relating to variations, claims, extensions of time and disputed items.
  • Provide contractual guidance on areas including payment terms, retention, defects liability and risk allocation.
  • Prepare tender packages for materials, subcontract works and specialist services.
  • Manage procurement processes including tender enquiries, evaluation, negotiation and award recommendations.
  • Support the development and management of supplier and subcontractor relationships.
  • Work closely with Production and Logistics teams to align procurement requirements with manufacturing and project schedules.
  • Collaborate with Production, Design, Quality, Logistics, Health & Safety and Site teams on commercial matters.
  • Contribute to the continued development of commercial procedures, reporting tools and cost management systems.
Requirements:
