Job summary

A construction and engineering firm in Ireland seeks a Senior Quantity Surveyor to manage cost control and oversee subcontractor accounts on-site. The successful candidate will ensure accurate reporting, manage variations, and prepare financial documentation, contributing to project success. Ideal applicants will have 3-5 years' experience in large-scale construction projects, excellent negotiation and organizational skills, and relevant qualifications in Quantity Surveying.

Qualifications

  • Minimum of 3-5 years’ experience in a Quantity Surveying role, preferably on large-scale projects.
  • Proven experience in managing subcontractor accounts and final accounts.
  • Strong knowledge of construction contracts like RIAI, NEC, JCT or similar.
  • Excellent understanding of cost control processes and commercial administration.
  • ERP software (Coins) experience an advantage but not essential.
  • Proficiency in Excel and related software.
  • Strong analytical and negotiation skills.
  • Ability to work independently and as part of a team.
  • Excellent communication and interpersonal skills.
  • Relevant qualifications in Quantity Surveying.

Responsibilities

  • Manage and oversee all aspects of cost control and commercial reporting.
  • Evaluate subcontractor applications and manage site variations.
  • Support monthly cost reporting, cash flow forecasting, and budget control.
  • Monitor and track site instructions and ensure they are costed and included in subcontractor accounts.
  • Identify, capture, and record all project variations.
  • Prepare, submit, and agree VO’s/compensation events with the client.
  • Maintain a site variation log and ensure timely pricing and submission.
  • Assist with the preparation of interim valuations and final accounts.
  • Support monthly cost reporting, cash flow forecasting, and budget control.
  • Liaise with project management and commercial teams to ensure cost accuracy and budget alignment.
  • Contribute to project risk and opportunity assessments.
  • Assist in subcontract procurement and drafting of subcontract documents.
  • Ensure compliance with contractual obligations and company procedures.
  • Monitor and manage contract scope creep and advise on any commercial risks or issues.
  • Work closely with the site team to understand progress, identify changes, and capture cost impacts.
  • Attend site meetings and contribute to commercial discussions and decisions.
  • Excellent written and oral communication skills, including the ability to provide and explain accurate reporting.
  • Good organisation and time management skills.
  • Self-starter and ability to organise the workday around assigned activities and priorities.
  • Ensure all commercial documentation is accurately maintained and filed.
  • Adhere to company policies and industry best practices on commercial and contractual matters.

About the role:

We are seeking a highly motivated and Senior Quantity Surveyor (QS) to join our project team. The successful candidate will be responsible for managing and overseeing all aspects of cost control and commercial reporting on site. This includes evaluating subcontractor applications, managing site variations, and ensuring accurate and timely commercial administration of the project.

Responsibilities:

Subcontractor Assessment:

  • Review, assess, and certify monthly subcontractor payment applications (including insulation, cladding, and other relevant packages).
  • Evaluate and negotiate subcontractor variations, reworks, and claims.
  • Validate and manage subcontractor star rates and dayworks in accordance with contract terms.
  • Monitor and track site instructions and ensure they are costed and included in subcontractor accounts.

Cost Management:

  • Identify, capture, and record all project variations.
  • Prepare, submit, and agree VO’s/compensation events with the client.
  • Maintain a site variation log and ensure timely pricing and submission.

Commercial Reporting:
