Job summary

Evara Ireland, a leading private developer in Ireland, seeks an experienced Senior Quantity Surveyor to support the Commercial Manager on residential projects across Dublin. You will join the Commercial Self Build Team, contributing to cost planning, procurement, and value engineering across multiple sites.

The role requires a Chartered Quantity Surveyor with 10+ years in housing developments, strong communication and teamwork, and proficiency in cost-management software.

Qualifications

  • At least 10 years’ experience in a similar organisation.
  • Residential/housing-development project experience.
  • Chartered QS qualification or pursuit toward Chartership.
  • Excellent communication and organisational skills under tight deadlines.
  • Team player with a proactive attitude.
  • Proficient in cost-management/estimating software (PowerBI, Cubit, BuildSoft, Mudshark) and MS Excel.

Responsibilities

  • Scrutinise commercial, legal and risk aspects from inception to completion.
  • Monitor budgets and cost codes with auditable references.
  • Procure packages in line with budget.
  • Review tenders and prepare tender reports and recommendations.
  • Negotiate contracts and/or sub-contracts for favourable outcomes.
  • Administer sub-contracts and ensure signing before works start.
  • Ensure timely payments to sub-contractors as per contract terms.
  • Analyse disputes and provide recommendations for settlements.
  • Liaise with Purchasing, Accounts, Finance, Sales, Legal and Development Management.
  • Interrogate programmes and analyse their logic.

Job description

Reporting to Commercial Manager, the Senior Quantity Surveyor will be part of the Commercial Self Build Team. There will be the opportunity to work proactively and collaboratively with other members of the Evara team as we deliver new neighbourhoods and communities.

This is a fantastic opportunity for a highly motivated and ambitious Senior Quantity Surveyor who wants to work on exciting residential projects and be part of the Evara’s exciting journey.

Job Purpose

To be an efficient employer’s representative and proactive Senior Quantity Surveyor, supporting the Commercial Manager, and being an integral part of the wider Evara team including the Construction team.

Key Accountabilities
  • Ensure the accuracy and reliability of commercial information by scrutinising the commercial, legal and risk aspects of projects regularly, from inception to completion.
  • Monitor project budgets and cost codes while maintaining an auditable reference back to project appraisal and maintaining project contingency.
  • Carry out due diligence on all new sub‑contractors and suppliers.
  • Procure all packages in line with budget.
  • Thoroughly review tenders, and prepare tender reports and recommendations.
  • Negotiate contracts and/or sub‑contracts, ensuring favourable commercial outcomes.
  • Administer sub‑contracts and ensure all are signed and sealed before the sub‑contract works start.
  • Ensure payments are made on time and that all sub‑contractors are paid for completed work in line with the contract terms.
  • Analyse any disputes and prepare recommendations ahead of the agreement and settlement of those disputes.
  • Monitor, review and report on Preliminaries monthly.
  • Monitor, review and report on Soft Costs monthly, with a full reconciliation completed quarterly.
  • Complete monthly cost reporting on time, ensuring accurate reporting on the Anticipated Final Cost (AFC).
  • Provide regular inputs of live costs in a standardised form to the Cost Planning Team, with the relevant cost code or where specific information is required of inherent cost and value drivers.
  • Ensure we follow our contractual requirements in all respects — not just the timely review of valuations, invoicing, drawdowns, payments, variations, raising POs, retention, and assisting the bank monitor.
  • Value engineer and identify savings on budgets and packages where possible.
  • Manage the Part V agreement for your relevant site.
  • Manage, maintain and agree the Joint Infrastructure Works (JIW) costs for your project(s), in line with or better than the budget set out in the appraisal.
  • Manage and maintain the maintenance and “Taken in Charge” costs for your project(s), in line with or better than the budget set out in the appraisal.
  • Work and liaise with all relevant departments: Purchasing, Accounts, Finance, Sales, Legal and Development Management.
  • Interrogate programmes and analyse their logic.
Qualifications And Experience
  • At least 10 years’ experience working in a similar type of organisation.
  • Demonstrable experience in residential / housing‑development projects.
  • A Chartered Quantity Surveying qualification, or to have commenced the application process towards Chartership.
  • Excellent communication and organisational skills, with the ability to work to tight deadlines.
  • An excellent attitude to work and a genuine team player is essential.
  • Proficiency in cost‑management / estimating software, e.g. PowerBI, Cubit, BuildSoft, Mudshark, together with strong MS Excel and report writing skills.
