Job summary

John Paul Construction seeks a Senior Quantity Surveyor to lead project financials on Dublin-based developments. You will manage valuations, cost reconciliations, sub-contractor accounts, and ensure cash flow accuracy across live contracts.

The role requires 7+ years in main contracting, Chartered status or working towards chartership with SCS, strong communication and IT skills, and a collaborative approach within a dynamic team.

Qualifications

• 7+ years' experience with a main contractor.
• Experience on residential and commercial construction/civil projects.
• Chartered or working towards chartership with SCS.

Responsibilities

• Prepare monthly, interim and final valuations, applications for payment, reconciliations of valuations and costs for contracts, sub-contractors, specialists and suppliers.
• Provide information for regular review of cash flow and contract position.
• Place sub-contracts in conjunction with Procurement Manager.
• Examine contract documents and highlight anomalies.
• Prepare, submit and agree interim and final valuation dates with client representatives.
• Prepare take-off for Estimating, Procurement and Planning.
• Prepare final accounts for completed sections and settle with client representatives.
• Record details involving contractual delays.
• Coach and manage contract surveyors and juniors.

Due to continued expansion we require Senior Quantity Surveyors based in Dublin.

Key Responsibilities

• Preparation of monthly, interim and final valuations, applications for payment, reconciliations of valuations and costs, and amounts for contract, sub-contractors, specialists and suppliers
• Providing the necessary information to enable an accurate and regular review of cash flow and position on contracts to be maintained
• In conjunction with the Procurement Manager, placing of sub-contracts on work under his control, where required
• Carry out a detailed examination of contract documents and highlight any anomalies
• Prepare, submit and agree interim and final valuation dates with client representatives
• Prepare all necessary take-off in advance of the requirements of the Estimating, Procurement and Planning Department
• Prepare contract final accounts for each completed section of the works, including all adjustments and submit and agree with client's representatives
• Carefully record all details involving contractual delays
• Manage and coach contract surveyors, assistant surveyors and junior surveyors who report to them

Requirements

• 7+ years' experience preferably with a main contractor
• Previous projects experience on Construction/Civil Engineering projects (Residential and Commercial)
• Chartered or working towards chartership with SCS
• Excellent interpersonal and communication skills required
• Excellent IT skills
