Job summary

Acmrec seeks a seasoned Project Manager to lead a high-density residential development in North Dublin (280+ units). You will drive the full lifecycle from pre-construction to handover, ensuring programme milestones, quality, safety and cost control.

Lead design and delivery partners, manage key stakeholders, and deliver a best-in-class finish on schedule. A track record in fast-track housing projects is essential.

Qualifications

• Degree in Engineering, Construction Management, or related discipline
• 10+ years’ post-qualification experience
• Background with Tier 1 or Tier 2 main contractors at Project/Contracts Manager level
• Strong track record in fast-track, high-density apartment delivery
• Strong leadership of multidisciplinary delivery teams (5–20+ staff)
• Excellent understanding of construction sequencing and programme delivery
• Commercial awareness with a focus on margin and cost control
• Strong technical and design coordination capability
• Commitment to quality, safety, and high-end finish standards
• Strong stakeholder management and communication skills

Responsibilities

• Lead and develop the site/project team to deliver programme and budget targets
• Own the Project Execution Plan including delivery strategy, risk management, and governance
• Manage key stakeholder relationships including consultants, subcontractors, authorities, and partners
• Ensure clear performance reporting and project controls are in place
• Drive programme delivery through effective sequencing and coordination of trade packages
• Work closely with commercial teams to protect margin and maximise value
• Manage subcontractor performance and ensure alignment with project objectives
• Ensure timely production of design information to support procurement and construction
• Ensure full compliance with Health & Safety, Building Regulations, and statutory requirements
• Oversee design development, resolving technical and specification issues efficiently
• Promote buildability, MMC approaches, and coordinated design solutions
• Ensure seamless delivery from construction through to handover and aftercare
• Maintain alignment with internal sales and investment teams on product quality and finish
• Drive a strong focus on end‑user experience and presentation of completed schemes
