Job summary

Lumen Search is seeking an Assistant Development Manager / Project Manager to support large-scale housing schemes in Dublin. You will work with the Development Director and delivery team across planning, design coordination, construction oversight and handover.

The role suits someone moving from an Assistant Project Manager or technically strong engineer looking to shift to developer-side responsibilities, with exposure to planning conditions, budgeting, and stakeholder engagement.

Qualifications

• 4-8 years' experience in a project management, engineering, or consultancy role within residential construction.
• Experience working on housing or apartment developments.
• Strong technical understanding with the ability to review drawings and coordinate design teams.
• Familiarity with Irish planning, Building Regulations, and BCAR requirements.
• Commercially aware with exposure to cost reporting and procurement processes.
• Organised, proactive, and keen to progress within a developer environment.
• Degree in Construction Management, Engineering, Real Estate, or related discipline preferred.

Responsibilities

• Assist in managing residential projects from pre-construction through to completion.
• Support coordination between design, commercial, and construction teams.
• Contribute to programme monitoring and milestone tracking.
• Assist in managing key deliverables across design, procurement, and construction phases.
• Liaise with architects, engineers, and specialist consultants to ensure timely delivery of information.
• Review drawings and technical submissions for compliance and buildability.
• Manage RFIs and support resolution of technical queries.
• Assist in coordinating planning conditions and statutory requirements.
• Attend site meetings and monitor project progress on behalf of the developer.
• Track contractor performance against programme and quality expectations.
• Support snagging, inspections, and handover processes.
• Assist in reviewing cost reports, valuations, and variation claims.
• Support the commercial team with procurement coordination where required.
• Monitor project budgets and report on potential risks.
