Job summary

The ideal candidate will have a degree in Quantity Surveying or a related discipline and over 5 years of experience in major housing projects. Excellent communication and negotiation skills are essential.

Responsibilities

• Manage the commercial and contractual aspects of major residential developments.
• Prepare, negotiate and agree budgets, costs and project variations.
• Monitor project expenditure and resolve commercial queries as they arise.
• Attend pre-contract and commercial meetings with clients, consultants and subcontractors.
• Prepare and maintain procurement schedules.
• Prepare subcontract packages and contract documentation.
• Produce cost reports and valuations to monitor project performance.

Quantity Surveyor | Cork | €75,000–€80,000 + Package + Bonus

INFORM3 Recruitment is working with a leading property developer that is continuing to expand its delivery team in Cork. Due to a strong pipeline of large‑scale residential developments, they are seeking an experienced Quantity Surveyor to join the business.

The Role

• Manage the commercial and contractual aspects of major residential developments.
• Prepare, negotiate and agree budgets, costs and project variations.
• Monitor project expenditure and resolve commercial queries as they arise.
• Attend pre‑contract and commercial meetings with clients, consultants and subcontractors.
• Prepare and maintain procurement schedules.
• Issue tender enquiries, assess subcontractor quotations and make recommendations for award.
• Prepare subcontract packages and contract documentation.
• Carry out site measurements and value completed works.
• Assess and certify subcontractor applications for payment.
• Produce cost reports, valuations and cost value reconciliations to monitor project performance.
• Work closely with project and site management teams to ensure successful project delivery.
• Support and mentor junior members of the commercial team.

What You'll Need

• Degree in Quantity Surveying, Construction Management or a related discipline.
• 5+ years' experience as a Quantity Surveyor with a main contractor or developer.
• Strong experience delivering high‑value housing or apartment developments.
• Excellent commercial awareness and negotiation skills.
• Strong organisational and communication abilities.
• Proficient in Microsoft Excel and Microsoft Word.
• A proactive approach with the ability to work both independently and as part of a team.
