Job summary

The Client is a growing Irish property developer expanding its procurement function. The role focuses on preparing, issuing and managing subcontract tender packages for residential and mixed-use projects across Ireland.

You will work with commercial, estimating, design and project teams to ensure trade packages are procured accurately, competitively and aligned with milestones. Strong negotiation and Excel skills are essential.

Qualifications

  • Experience in quantity surveying, estimating, commercial construction or procurement.
  • Strong understanding of Bills of Quantities, tender documentation and subcontract procurement.
  • Experience preparing tender packages, reviewing returns and producing commercial comparisons.
  • Good commercial awareness with strong negotiation skills.
  • Ability to analyse tender submissions and present clear commercial recommendations.
  • Strong organisational skills with the ability to manage multiple procurement packages at once.
  • Excellent communication and stakeholder management skills.
  • Confident dealing with subcontractors, consultants and internal project teams.
  • Proficient in Microsoft Excel and Microsoft Office.
  • Experience with estimating or construction software would be advantageous.

Responsibilities

  • Prepare and develop package budget splits from project cost plans and Bills of Quantities.
  • Extract and compile trade packages from BOQs for subcontract tendering.
  • Prepare, issue and manage subcontract tender enquiries.
  • Respond to tender queries and liaise with consultants, subcontractors and internal teams throughout the tender process.
  • Analyse tender returns and prepare clear commercial comparisons.
  • Identify value engineering opportunities during the tender and procurement process.
  • Negotiate commercial and contractual terms with subcontractors and suppliers.
  • Prepare and issue post-tender clarifications and recommendation reports.
  • Manage subcontractor appointments and prepare subcontract documentation for execution.
  • Maintain procurement programmes and ensure packages are procured in line with project milestones.
  • Attend occasional site visits, tender meetings and pre-award meetings with project teams and subcontractors.
  • Support the wider commercial and construction teams with procurement strategy and package delivery.

The Client

Our client is a growing Irish property developer with a strong pipeline of residential and mixed-use projects across Ireland. The business is continuing to expand its commercial and procurement function and is now seeking a Procurement Quantity Surveyor to support the delivery of key subcontract packages across its developments.

This is an excellent opportunity for someone with a background in quantity surveying, estimating, procurement or commercial construction who wants to move into a developer-side role with strong exposure to tendering, subcontractor negotiation and package procurement.

About the Role
