The Maintenance Manager is responsible for the overall upkeep, safety, and operational efficiency of Kilronan Castle Estate & Spa. This role ensures that the historic castle, spa facilities, guest areas, and estate grounds are maintained to the highest standards, delivering an exceptional guest experience while preserving the character and integrity of the property.
Key Responsibilities
- Oversee all maintenance operations across the castle, spa, accommodation, public areas, plant rooms, estate grounds & housing estate (guests & staff accommodation).
- Develop and manage planned preventative maintenance (PPM) schedules to minimise downtime and costly repairs.
- Lead, train, and supervise the maintenance team, including contractors and external service providers.
- Ensure compliance with all health & safety, fire safety, environmental, and statutory regulations.
- Respond promptly and effectively to maintenance issues, breakdowns, and emergency situations.
- Manage maintenance budgets, control costs, and source materials and services efficiently.
- Conduct regular inspections to identify maintenance needs and improvement opportunities.
- Maintain accurate records of maintenance work, inspections, and compliance documentation.
- Work closely with hotel operations, housekeeping, and spa/leisure teams to minimise disruption to guests.
- Support refurbishment, conservation, and capital projects in line with the status of the castle.
Skills & Experience Required
- Proven experience in a maintenance management or supervisory role, ideally within hospitality, hotels, or heritage properties.
- Strong technical knowledge across electrical, industrial plumbing, HVAC, mechanical systems, and general building maintenance.
- Demonstrated competence in Building Management Systems (BMS), including monitoring, fault diagnosis, and optimisation.
- Demonstrated competence with ventilation system operation and maintenance.
- Experience managing teams, contractors, and maintenance schedules.
- Excellent problem-solving and organisational skills.
- Strong understanding of health & safety and statutory compliance.
- Ability to work flexibly, including on-call duties when required.
- Budget management and cost-control experience.
- Strong communication skills and a hands-on, proactive approach.
Desirable Qualifications
- Trade qualification or relevant technical certification.
- Health & Safety qualification (e.g. Safe Pass, Manual Handling, Fire Safety).
- Experience working in a historic or luxury hospitality environment.
