Osborne Recruitment is recruiting on behalf of an Irish Property Development and Asset Management Group with a substantial residential, student and commercial portfolio, alongside an active development pipeline. The group finance function supports a structure of over 30 entities spanning development SPVs, asset-holding companies, management and service entities.
The finance team is small, commercially embedded and reports directly to the CFO. This is a hands‑on role with genuine breadth — the successful candidate will own the numbers end to end rather than sit at the top of a large department.
Purpose of the Role To take full ownership of the group's financial control function for the duration of the contract: delivering the monthly reporting cycle across the entity structure, running the year end audit and tax compliance processes to completion, supporting the establishment of new corporate structures as the business grows, and overseeing the accounts' payable function.
The role begins with a three-month handover alongside the outgoing Financial Controller — an unusually generous runway to absorb the entity structure, reporting cycle and advisor relationships before taking them on independently.
Key Responsibilities Month End and Financial Reporting:
- Own and deliver the month end close across 30+ entities to an agreed reporting timetable.
- Prepare and review monthly management accounts, including P&L, balance sheet and cash flow, with supporting schedules and commentary.
- Maintain balance sheet integrity — reconciliations, accruals, prepayments, fixed assets, WIP and development cost capitalization.
- Prepare and reconcile intercompany accounts across the group, including intercompany loan positions and recharges.
- Consolidate results where required and report on group performance to the CFO and directors.
- Maintain cash reporting and short‑term cash flow forecasting across the entity structure.
Year End Audit:
- Own the year end process from close through to signed financial statements.
- Prepare statutory financial statements in accordance with FRS 102 and the Companies Act 2014.
- Act as primary point of contact for the external auditors: manage the audit timetable, prepare the audit file and supporting schedules, and resolve queries.
- Manage filing obligations with the CRO and ensure statutory deadlines are met across all entities.
Tax:
- Manage the year‑end tax compliance cycle across the group — corporation tax, VAT, RCT, PAYE/PRSI and dividend withholding where applicable.
- Work with external tax advisors on returns, computations and technical queries.
- Ensure VAT on property and RCT obligations on construction activity are correctly applied and documented.
- Monitor and manage tax payment dates and preliminary tax obligations.
Structuring and Growth:
- Support the establishment of new corporate structures as the business acquires and develops — company incorporations, bank account and banking mandate setup, opening balance sheets and integration into the reporting and consolidation framework.
- Work with legal advisors, lenders and tax advisors on the financial workstreams of new transactions.
- Support financial due diligence, funding drawdowns and lender reporting requirements.
Accounts Payable:
- Supervise the Accounts Payable Assistant, setting priorities and reviewing output.
- Own the purchase‑to‑pay process, including supplier payment runs, subcontractor payments, retentions, RCT treatment and approval controls.
- Maintain supplier relationships and resolve escalated queries.
- Support the development of the AP function as the business grows.
Controls and Systems:
- Maintain and improve financial controls, processes and documentation across the group.
- Identify and implement efficiencies in the close and reporting cycle.
- Act as a key user of the group's accounting systems.
Candidate Profile:
Essential Skills:
- Qualified accountant (ACA, ACCA, CPA or equivalent) with a minimum of 5 years' post‑qualification experience.
- Demonstrable experience of managing a multi‑entity month end close — comfort with volume and complexity is critical.
- Proven track record of taking a year end audit from trial balance to signed statutory accounts.
- Strong working knowledge of FRS 102 and Irish company law reporting requirements.
- Practical experience of Irish tax compliance — corporation tax, VAT and payroll taxes.
- Experience supervising or reviewing the work of a junior team member.
- Strong Excel skills and comfort working with large data sets and multiple ledgers.
- Available to commit to the full 15 month term.
Desirable Skills:
- Sector experience in property development, construction, real estate investment or asset management.
- Working knowledge of VAT on property and the RCT regime.
- Experience of company incorporations and setting up new entities within a group.
- Exposure to lender reporting, funding drawdowns or development finance.
- Practice‑trained background (Big 4 or mid‑tier) followed by industry experience.
Personal Attributes:
- Hands‑on and self‑sufficient — the finance team is small and the role involves doing the work as well as reviewing it.
- Organised and deadline‑driven, with the ability to hold multiple reporting cycles in parallel.
- Commercially minded, with the confidence to engage directly with the CFO, directors, advisors and lenders.
- Comfortable operating with autonomy in a fast‑moving, transaction‑led environment.
