Job summary

Blake Search Partners is seeking a Senior Facilities Manager for a premium Dublin Build-to-Rent portfolio. This on-site role reports to the Regional Manager and leads a team including Assistant Facilities Manager and Health & Safety Coordinator.

You will ensure building, fire, health and safety, and rented-housing compliance across four sites, overseeing SNAGGING with main contractor and procurement teams and managing warranties, RAMS, and system specs into the compliance platform.

Qualifications

• Five to seven years’ technical facilities management experience, including 2–3 years in a management role.

Responsibilities

• Lead compliance, fire safety, M&E and onsite team across a growing Build-to-Rent portfolio of c. 1,000 apartments.
• Own inspection, testing, maintenance and documented assurance of fire and life safety systems, including detection and alarms, emergency lighting, AOVs, sprinklers, risers, fire doors and compartmentation.
• Provide senior technical direction across M&E, HVAC, public health, lifts, controls and building fabric, reviewing engineering reports and escalating material risks with clear recommendations.
• Implement and oversee the planned preventative maintenance programme, working with Property Managers to deliver full completion of mandatory H&S and PPM works.
• Supervise external contractors daily and ensure SLAs, RAMS, insurances and training records are current and filed on the compliance platform.
• Carry out weekly technical and safety inspections of plant, common areas and resident amenity spaces to identify and remove fire, health and safety risks.
• Lead facilities input to annual budgets and multi-year asset plans, covering lifecycle forecasting, critical spares, contracted services and capital remedial works.
• Set and review team and contractor KPIs, and lead, mentor and develop the facilities and maintenance team.

The Company

Our client is an international asset and property management company focused on the Private Rented Sector (PRS).They were founded in the US and have since expanded into the UK and Ireland. Their Irish portfolio is growing fast and currently covers four sites and close to 1,000 apartments across two prime south Dublin locations, with further developments due for completion from early 2027. Their apartments and amenities are best in class.

The Role

This is a senior, onsite role leading the facilities function across a premium Dublin Build-to-Rent portfolio. Reporting to the Regional Manager, you will lead a team that includes the Assistant Facilities Manager, the Health & Safety Coordinator and the maintenance team. You will be accountable for building, fire, health and safety and rented-housing compliance across the portfolio.

As new buildings near completion, you will also work with the main contractor, subcontractors and procurement team to manage snagging and defect liability obligations, support contractor selection and collect warranties, RAMS, insurances and system specifications into the compliance platform.

The role will suit someone who is technically strong, highly organised and experienced in running complex residential or similar commercial developments.

Key Requirements

• Five to seven years’ technical facilities management experience, with at least two to three years in a management role within complex residential, hospitality, mixed-use or similarly regulated assets.
• Strong technical knowledge of residential or mixed-use building systems, including M&E, HVAC, electrical distribution, lifts and building fabric.
• An engineering, building services or FM qualification is highly desirable.
• Practical working knowledge of Irish Building Regulations, fire safety duties, health and safety legislation and statutory certification.
• Build-to-Rent or Private Rented Sector experience in Ireland is highly advantageous, as isexperience with compliance software such as Meridian / Vantify Risk Manager.
• Excellent communication and organisational skills, a strong customer service focus, and a clean, valid Irish driving licence.
