Job summary

CompassRock seeks a Facilities and Health & Safety Coordinator to lead safety, compliance and risk management across Dublin Build-to-Rent sites. You will partner with Property Managers, maintenance teams and external vendors to embed a proactive safety culture and support operational excellence.

You will manage fire safety, statutory documentation and RAMS, while coordinating inspections, maintenance and contractor oversight across multiple properties in Ireland. Travel across Dublin is expected.

Qualifications

• Recognised H&S qualification such as NEBOSH General Certificate or IOSH.
• Experience in a multi-site Health & Safety, facilities management, residential property, BTR or real-estate environment in Ireland.
• Strong working knowledge of Irish health, safety and property compliance requirements, including relevant acts and regulations.
• Ability to interpret statutory obligations and translate them into practical site-level controls, risk assessments and safety statements.

Responsibilities

• Coordinate all Health & Safety compliance across the Irish portfolio of BTR developments.
• Maintain Fire Risk Registers and ensure up-to-date fire evacuation and training records.
• Maintain the site fire-safety compliance register and address gaps or overdue actions.
• Oversee statutory compliance documents and ensure actions are completed with priority.
• Conduct site inspections and support with preventative maintenance and safety audits.
• Oversee contractor management processes, including RAMS reviews and permits to work.
• Deliver on-site safety training sessions and incident response expectations.
• Investigate incidents and near-misses; generate reports and improvement plans.
• Ensure regular safety checks (emergency lighting, AOV, etc.) are completed on time.
• Escalate specialist repairs and manage project handovers with Facilities Manager.

Facilities and Health & Safety Coordinator

As we scale, our safety standards must scale with us. As Facilities and Health & Safety Coordinator, you will lead health, safety and compliance across our Dublin Build-to-Rent portfolio. Covering premium residential blocks and mixed-use developments, you will help ensure residents, staff and contractors operate in safe, well-managed environments.

This is a high-impact, field-based role across multiple sites. Reporting to the Facilities Manager, you will work closely with Property Managers and their team, maintenance technicians and external vendors to embed a proactive safety culture and support operational excellence.

Responsibilities:

• H&S Compliance: Coordinate all Health & Safety compliance across the Irish portfolio of BTR developments.
• Fire Safety Compliance & Training: Fire Risk Registers are maintained and fully compliant with all Irish legislation and regulations at each property. Maintain up to date records on all Fire Evacuation and Fire Panel training at each property, with the support of the Facilities Manager.
• Fire Safety Documentation: Maintain the site fire-safety compliance register; verify that required certificates, fire strategies and related records are current; and promptly elevate gaps or overdue actions.
• Compliance Management: Oversee and review all statutory compliance documents and ensure all actions are completed with priority, utilising company provided software and Microsoft file shares to maintain clear records. (e.g., Fire, lifts, electrical, asbestos, gas safety, etc.)
• Site Inspections / Assessments: Conduct site inspections and support with the management of preventative maintenance tasks across communal areas and building systems, fire risk assessments, and safety audits.
• Contractor Management: Oversee contractor management processes, with regular performance reviews including monitoring and issuing permits to work and RAMS reviews.
• Driving Standards: Support all teams with safety queries, deliver on-site safety training sessions, arrange third party safety sessions, complete inductions and incident response expectations.
• Incident Management: Investigate incidents and near-misses; generate incident reports and improvement plans to prevent recurrence of similar issues.
• Planned Maintenance: Ensuring in-house safety checks and routine testing (e.g., Emergency lighting testing, AOV systems, etc.) are in line with statutory requirements are consistently completed on time and as priority.
• Project Management: Escalate specialist repairs (with approval from the Facilities Manager) to contractors when required, ensuring follow-up and completion of all actionable tasks.
• Value Add: Support the Facilities Manager with ad hoc tasks as needed.
• Data Analysis: Support the Facilities Managers with data analysis to identify trends, improve efficiency and overall compliance.

Qualifications / What We’re Looking for

• Recognised Health & Safety qualification such as NEBOSH General Certificate, IOSH qualification, or equivalent Irish/EU-recognised competency; NEBOSH Diploma or equivalent higher-level qualification desirable.
• Experience in a multi-site Health & Safety, facilities management, residential property, BTR or real-estate environment in Ireland.
• Strong working knowledge of Irish health, safety and property compliance requirements, including the Safety, Health and Welfare at Work Act 2005; Safety, Health and Welfare (General Application) Regulations 2007; Fire Services Acts 1981 and 2003; Building Control Acts 1990 and 2007; Building Regulations 1997–2024 and Technical Guidance Document B; Residential Tenancies Act 2004 (as amended); and Housing (Standards for Rented Houses) Regulations 2019.
• Ability to interpret statutory obligations and translate them into practical site-level controls, risk assessments, safety statements, contractor processes and audit actions.
• Organised, proactive and confident liaising with property teams, contractors, residents, competent persons, consultants and statutory authorities, with regular travel across the Irish portfolio (Dublin 4 and South Dublin).

Requirements

• Fire Risk Assessor qualification
• Professional membership of IOSH, IOSH Ireland Branch, or an equivalent Irish safety, facilities, fire safety or building compliance body desirable.
• Experience maintaining building compliance records, fire-safety documentation, statutory inspection records and building handover or safety-file information for complex or higher‑rise residential developments.
• Experience with compliance platforms (e.g., Vantify, RealPage, etc.) advantageous
