Job summary

Elite Talent Hub is seeking a Facilities Manager for a long-term contract at a major school site in Tralee, Co. Kerry.

You will lead an on-site team of approximately ten staff, supervise subcontractors, and ensure compliance with health and safety and contractual obligations while delivering high standards of service. The role covers hard and soft FM services across the building, with responsibility for preventative maintenance, lifecycle planning, budgeting and reporting to the client.

Our client, a leading international facilities management and services provider, is now seeking applications from suitably qualified candidates for the role of Facilities Manager on a long-term contract for a major account in Tralee, Co. Kerry. This is a hands‑on secondary school facilities manager role, with responsibility for the day-to-day delivery of hard and soft facilities services, covering one building on the school grounds rather than the wider site, ensuring compliance with contractual obligations and maintaining high standards of service across multiple stakeholders. You will lead an on-site team of approximately ten, manage subcontractors, oversee planned and reactive maintenance programmes and act as the key operational contact for the client. Tradespeople and candidates from a construction background with supervisory experience are equally welcome to apply.

Key Responsibilities:

• Manage the day-to-day delivery of hard and soft facilities services across the contract, and lead, motivate and develop an on-site service delivery team of approximately ten.
• Oversee planned preventative maintenance (PPM) schedules and lifecycle replacement programmes, and manage reactive maintenance requests to ensure contractual service levels are achieved.
• Scope, manage and verify minor works projects, and coordinate subcontractors so that works are completed safely, efficiently and to specification.
• Manage permit-to-work and safe systems of work processes across all service lines.
• Act as the primary operational point of contact for the client and key stakeholders, attending client meetings and providing operational updates and performance reporting.
• Build and maintain strong working relationships through effective communication, resolving issues promptly and professionally with a customer-focused approach.
• Ensure compliance with all relevant health and safety legislation and company policies, leading safety initiatives including toolbox talks, safety walks and near‑miss reporting.
• Monitor subcontractor compliance and site safety performance, promoting a strong culture of safety and continuous improvement.
• Monitor lifecycle expenditure, keep spending within agreed budgets, manage materials ordering and cost control, and support small works estimation and project delivery.
• Understand and interpret contractual requirements to ensure compliance and value delivery.
• Maintain accurate contract documentation, records and compliance files, and produce operational, maintenance and performance reports as required.
• Coordinate site inductions and onboarding, manage payroll and timekeeping for site-based teams, and maintain lifecycle plans, budgets and performance data.

Requirements:

• Previous facilities management experience in a management or supervisory capacity, covering both hard and soft FM services. Tradespeople and candidates from a construction background with supervisory experience who are ready to step up will also be considered.
• Strong people management and leadership skills, with the confidence to lead a team and influence stakeholders at all levels.
• Experience working in a client-facing environment, with excellent communication and stakeholder management abilities.
• Experience managing subcontractors and maintenance programmes, with strong organisational skills and attention to detail.
• Financial awareness with the ability to manage budgets and costs.
• Proficient in Microsoft Office, particularly Word, Excel and Outlook.
• Desirable: experience within a PPP, education or public sector environment; an understanding of lifecycle management and asset replacement programmes; knowledge of permit-to-work systems and safe systems of work; experience managing small works projects.
• A customer-focused, proactive approach with strong problem-solving and decision-making skills and the ability to manage multiple priorities and deadlines.
