Job summary

Building Staff Solutions Ltd. in Dublin seeks a seasoned Contracts Manager to lead major projects for a premier Irish main contractor.

You will assume operational and financial accountability for delivery teams, manage commercial targets, and drive alignment from pre-construction through handover. Qualifications

  • Proven track record as Contracts Manager in main contracting sector.
  • Circa 15+ years of construction experience with progression.
  • Deep expertise in Irish contracts (RIAI, Public Works, or FIDIC) and modern project management methodologies.
  • Excellent commercial acumen with negotiation, problem-solving, and analytical skills.
  • First-class communication and interpersonal skills to influence stakeholders, clients and design teams at all levels.
  • Thorough knowledge of current Irish building regulations, planning law, and industry compliance frameworks.

Responsibilities

  • Project Leadership: Take full operational and financial accountability for the delivery team, driving multi-disciplinary site teams to execute the build phase seamlessly from inception to handover.
  • Commercial & Programme Controls: Ensure all projects are completed strictly within agreed timelines and budgetary constraints through an in-depth understanding of master construction programmes and commercial targets.
  • Design & Pre-Construction Alignment: Partner closely with design teams, consultants, and subcontractors to coordinate building information, address technical complexities, and streamline installation workflows.
  • Safety Culture & Compliance: Champion a zero-harm site culture by implementing robust safe working practices that align with corporate standards and regulatory statutory frameworks.
  • Operational Excellence: Continuously review and optimize the project teams operating model, deploying best-practice initiatives to identify cost synergies and boost site productivity.
  • Talent & Resource Management: Strategically manage project resourcing; mentor, develop, and retain high-performing personnel while identifying future talent capabilities required across the division.

Candidate Requirements:
  • A proven track record operating as a Contracts Manager within the main contracting sector, specifically leading large-scale, high-value commercial or industrial developments.

  • Circa 15+ years of comprehensive construction industry experience, demonstrating clear career progression.

  • Deep expertise in standard Irish construction contracts (e.g., RIAI, Public Works, or FIDIC), legal frameworks, and modern project management methodologies.

  • Excellent commercial acumen with strong negotiation, problem-solving, and analytical skills.

  • First-class communication and interpersonal skills, with the ability to influence stakeholders, clients, and design teams at all levels.

  • Thorough knowledge of current Irish building regulations, planning law, and industry compliance frameworks.
