Avril Clare Recruitment Ltd Ireland's Property Recruitment Specialists is seeking a Chartered Building Surveyor to join a growing team in Dublin. The role involves technical due diligence, landlord/tenant advisory and project management for commercial clients.

The ideal candidate has strong surveying expertise, a proactive approach, and will contribute to ongoing growth within a well-established consultancy.

Qualifications

• Registered Building Surveyor, ideally Chartered or APC candidate.
• Strong knowledge of building construction, materials and systems with defect rectification.
• Experience in project management overseeing commercial fit-outs and refurbishments.
• Proven ability to collaborate within a consultancy and manage client relationships.
• Knowledge of BCAR, Building Regulations and health & safety legislation.
• Experience advising on lease-related matters including Dilapidations.
• Strong negotiation, problem-solving and attention to detail.
• Willingness to work in a multi-disciplinary team with clients’ needs at the center.

• Deliver transaction-led surveys, including pre-acquisition and vendor reports.
• Carry out building fabric condition and defect analysis surveys.
• Act for either Landlord or Tenant during the Dilapidations process.

• Manage commercial fit-out and refurbishment projects for clients.
• Advise on energy upgrades, retrofit solutions, low-carbon design and ESG initiatives.

We have an exciting opportunity for a Chartered Building Surveyor to join our clients growing team. The successful candidate will have a strong background in commercial building surveying, with proven experience delivering Technical Due Diligence inspections, advising on Landlord & Tenant and Dilapidations matters, and managing projects on behalf of commercial clients.

Our client's Building Consultancy team is a multi-disciplinary group of experienced property professionals providing a broad range of consultancy services to landlords, tenants, funds, developers and private clients.

As a small, busy team, the team manages surveying and project management services across a portfolio of high-profile commercial, office and industrial assets.

RESPONSIBILITIES

• Undertake Technical Due Diligence inspections and surveys
• Deliver transaction-led surveys, including pre-acquisition and vendor reports

ESSENTIAL REQUIREMENTS

• Registered Building Surveyor, ideally a Chartered Surveyor or in the process of attaining APC
• Strong technical knowledge of building construction, materials and systems, including the identification of building defects and appropriate rectification solutions
• Experience in project management, with hands-on experience overseeing contractors across commercial fit-outs and refurbishments
• Demonstrated ability to collaborate effectively within a consultancy environment, fostering strong client relationships and contributing to successful team-driven project delivery
• Knowledge of current Building and Property-related legislation, including statutory compliance, BCAR, Building Regulations, Construction and Workplace Health & Safety Regulations, Planning Law, Property/Construction-related legislation and Landlord & Tenant legislation
• Experience assessing and advising on lease-related matters
• Strong experience in Landlord & Tenant matters, specifically Dilapidations, with proven negotiating skills
• Excellent problem-solving skills and a flexible, solutions-focused approach to providing advice
• Willingness to work as part of a multi-disciplinary team and contribute to delivering best-in-class outcomes for clients
• Excellent interpersonal and communication skills
• Strong report-writing skills, language fluency and excellent attention to detail
• Access to own transport and a full driving licence
