Macdonald & Company seeks a Building Surveyor to join the Dublin team. You will handle professional instructions and project-based work across Office, Retail, Industrial, and Mixed-Use properties nationwide.

Role involves TDD, dilapidations, project management, and statutory compliance, with opportunities for APC progression and chartered status. Hybrid working and career progression within a premier global property brand are offered.

Qualifications

• Honours degree (BSc) in Building Surveying or equivalent RICS/SCSI-accredited qualification.
• Working towards Chartered Member of the SCSI or RICS (MRICS / MSCSI) and actively pursuing the APC.
• 1–6 years of post-qualification experience within a private practice or commercial property consultancy environment.

Responsibilities

• Technical Due Diligence (TDD): Conduct pre-acquisition, disposal, and building condition assessments to produce technical reporting for prospective buyers and investors.
• Dilapidations: Prepare and negotiate Dilapidations claims on behalf of Landlords and Tenants under Irish lease structures.
• Project Management & Contract Administration: Manage fit-out, refurbishment, and repair works from design specification stage through to completion.
• Defects Analysis & Reinstatement: Investigate structural issues, prepare schedules of works, and complete Reinstatement Cost Assessments (RCA) for insurance purposes.
• Statutory Compliance: Advise on Irish Building Regulations, Fire Safety Certificates (FSC), DAC, and act as Assigned Certifier where applicable.
• Schedules of Condition: Produce comprehensive photographic and detailed written schedules of condition for incorporation into commercial lease agreements.

Requirements & Qualifications

Education

Honours degree (BSc) in Building Surveying or equivalent RICS/SCSI-accredited qualification.

Professional Accreditation

Working towards Chartered Member of the SCSI or RICS (MRICS / MSCSI) and actively pursuing the Assessment of Professional Competence (APC).

Experience

1–6 years of post-qualification experience within a private practice or commercial property consultancy environment.

Technical Knowledge

Solid working understanding of the Irish Building Regulations, Planning Acts, and local commercial lease structures.

Tools & Driving

Proficiency in MS Office Suite and AutoCAD; holds a valid full clean EU Driving Licence.
