Position Overview
An established global real estate services firm is establishing a dedicated Commercial Building Surveying practice in Dublin. They are seeking an ambitious Building Surveyor or Senior Building Surveyor to play a pivotal role in establishing, managing, and helping to expand this new team.
This position offers a rare combination of commercial autonomy and corporate backing. You will deliver high-spec professional advice and project services across a diverse commercial portfolio, while directly influencing the growth strategy, service offerings, and culture of the new Dublin division.
Key Responsibilities
- Professional Services: Conduct pre-acquisition technical due diligence, building condition surveys, schedules of dilapidations (acting for both landlords and tenants), lease advice, and defect diagnosis.
- Project Management & Contract Administration: Lead refurbishment, fit-out, and alteration projects from inception to completion, including design, specification writing, tendering, contract administration, and site monitoring.
- Client Advisory: Act as a trusted technical advisor to commercial landlords, institutional investors, corporate occupiers, and lenders.
- Business Development & Strategy: Collaborate with senior leadership to identify new market opportunities, prepare competitive tenders, and build long-term client relationships to drive commercial growth.
- Team Development: Support the recruitment, mentorship, and line management of APC candidates and junior surveyors as the practice expands.
Requirements & Qualifications
- Professional Qualification: Chartered Building Surveyor status (MRICS / MSCSI) is essential.
- Experience: Minimum 3-5+ years of post-qualification experience within commercial building surveying (Irish market experience strongly preferred).
- Technical Skills: Deep working knowledge of Irish building control legislation, planning regulations, health & safety compliance, and standard construction contracts (RIAI / JCT / FIDIC).
- Commercial Acumen: Proven track record in business development, proposal writing, and managing client accounts.
- Soft Skills: Exceptional communication, negotiation, and report-writing skills, with the drive to lead initiatives independently.
