Qualifications

• Bachelor’s degree in business, analytics, or quantitative streams; MBA preferred, CFA designation preferred.
• Minimum five years in commercial real estate with asset or property management experience.
• Ability to understand and articulate portfolio management concepts and work independently.

Job description

Responsibilities

Hines Ireland and Hines UK function as an integrated platform across both jurisdictions. The platform encompasses commercial, PBSA (Purpose built Student Accommodation) and PRS (Private Rental Sector) assets across the UK and in Dublin.

Asset Managers serve as the primary owner representative and point of responsibility for allocated assets providing leadership in respect of the management of assets.

The primary responsibility of the candidate will be to deliver Asset Management services for Liffey Valley Shopping Centre. The candidate will be based in Dublin.

Interface between asset owner (and lender where applicable) and Hines senior regional personnel.

Assist in the development of short- and long-term strategies designed to maximize asset value along with tenant and customer satisfaction.

Deliver monthly, quarterly annual and ad hoc property reporting as required by Owner, Lender and Region.

Intercept and address day-to-day asset issues; Create annual property valuation analysis in conjunction with market analysis.

Develop leasing objectives, operating and financial budgets, and operating/capital/redevelopment project plans.

Monitor property operating and financial performance to ensure established goals and objectives are being achieved.

Determine key drivers creating variances and appropriate corrective action needed to mitigate negative variances or changes in market conditions.

Manage the leasing activity to include creating lease analyses, drafting proposals, negotiating economic/legal terms, and working closely with agents and legal counsel in review of lease documents.

Review all applicable authorizations and lease documents prior to execution.

Understand the current value and projected future performance of the asset.

Provide support for capital transactions including refinancing and dispositions.

Work with Acquisitions and Development functions performing due diligence functions and integrating newly-acquired or developed properties into the portfolio.

Provide assistance to other project teams as required to facilitate company needs.

Act as a team member with all Hines employees. Comply with all Hines policies and procedures.

Qualifications

Minimum Requirements include:

• Bachelor’s degree in business, analytics, or quantitative streams; MBA preferred, CFA designation preferred.
• A minimum of five years of experience in the commercial real estate industry, including at least three years of relevant asset or property management experience with responsibility for financial analysis, leasing/marketing activity oversight, and execution of strategic plans.
• Ability to understand and articulate portfolio management concepts effectively.
• Demonstrated quantitative skills and relationship building skills.
• Ability to work independently with minimum oversight.
• Possess the highest degree of integrity.
