The Construction Accountant will support the financial management of Tuath's construction and development projects. The role will be responsible for monitoring project expenditure, managing construction cashflows, supporting funding applications, preparing financial analysis, and ensuring the accuracy of project reporting.
The successful candidate will work closely with the Scheme Accountant and wider Finance team to provide financial insight into construction projects, assess scheme viability, and support the delivery of high-quality financial reporting and controls.
Key Responsibilities
Construction Project Finance
- Perform weekly reconciliations of construction projects, ensuring all transactions have been accurately recorded within Sage 200.
- Review project expenditure, analyse cost centres, and prepare budget versus actual cost analyses.
- Monitor construction invoices and maintain accurate records of all project-related payments.
- Prepare short-term and long-term forecasts for construction payments and expected funding drawdowns.
- Support the management of development funding streams, including CALF, CREL, HFA and other funding sources.
- Prepare weekly reports on the temporary and permanent use of Tuath reserves across construction projects.
- Review project cashflows and assess the financial viability of new and existing development schemes.
- Assist in the preparation and review of funding applications and supporting documentation for new schemes.
- Prepare weekly and monthly financial reports for the Construction and New Business Department.
- Support month-end and year-end close processes, including journal postings, reconciliations and variance analysis.
- Prepare reports and schedules required by the Management Accounts team.
- Produce scheme-level profitability analysis and reporting for review by senior management.
- Work closely with the Scheme Accountant to provide financial insight into project performance and profitability.
- Provide financial modelling and analysis for future development opportunities and business cases.
Controls, Audit & Process Improvement
- Maintain strong financial controls and ensure compliance with internal policies and funding requirements.
- Continuously review and improve reporting processes and analytical methodologies.
- Support both internal and external audit processes by preparing schedules, reconciliations and supporting documentation.
- Ensure all work is completed accurately and subject to appropriate self-review and peer-review procedures.
- Assist with the creation and maintenance of construction-related cost centres and project structures within financial systems.
Person Specification
Essential Qualifications
- Part-qualified accountant (ACCA, ACA, CIMA or equivalent).
- Actively studying towards a recognised professional accounting qualification.
- Bachelor’s degree in accounting, Finance, Business or a related discipline.
- Previous experience in a finance, management accounting, project accounting or construction accounting environment.
- Experience preparing reconciliations, forecasts and management reports.
- Strong Excel skills, including financial modelling and data analysis.
- Experience working with ERP/accounting systems such as Sage 200 or similar.
- Experience analysing budgets, forecasts and project costs.
- Exceptional attention to detail and accuracy.
- Highly organised with the ability to manage multiple deadlines simultaneously.
- Strong analytical and problem-solving skills.
- Ability to communicate financial information clearly to both finance and non-finance stakeholders.
- Proactive and self-motivated with a continuous improvement mindset.

- Experience within the housing, construction, property development or social housing sector.
- Knowledge of CALF, CREL, HFA or similar development funding structures.

Additional Information
- Tuath Housing is expected to relocate its head office to Santry in Q4, and the successful candidate will be expected to work from this location in line with the organisation's hybrid working arrangements.
