Job summary

Matahari, Indonesia's premier department store chain, is seeking an Expansion Manager to plan and secure strategic locations for new stores across our multichain network.

You will lead feasibility studies, traffic surveys, and data-driven assessments to support expansion decisions, draft LOIs, and negotiate favorable lease terms with landlords, coordinating pre-opening activities from start to finish.

Qualifications

• Bachelor’s Degree in any discipline.
• Minimum 3 years of experience in site acquisition for multichain retailer.
• Proven track record in successful retail expansions, notably in high-traffic mall locations.
• Strong analytical skills in market assessment, financial feasibility, and consumer demographics.
• Proficient in negotiation, site acquisition, site surveying, and stakeholder networking.
• In-depth understanding of licensing, permits, and retail regulatory frameworks.
• Effective project management and coordination skills, with strong problem-solving abilities.
• Highly proactive, detail-oriented, and capable of working under pressure in a dynamic environment.
• Willing to be placed at our head office: Karawaci - Tangerang.

Responsibilities

• Plan, identify, and secure strategic locations for new store openings.
• Prepare comprehensive new store proposals, supported by relevant data, for management review.
• Conduct feasibility studies and data-driven assessments using surveys and market intelligence.
• Propose and analyze traffic surveys to support store expansion decisions.
• Review and draft agreements or Letters of Intent, including rental contracts.
• Lead negotiations with landlords to secure favorable lease terms.
• Coordinate pre-opening activities, including documentation, timelines, and handovers to development teams.
