Job summary

Elper Development, a real estate developer and design studio based in Ubud, Bali, seeks a Quantity Surveyor (QS) / BOQ Specialist to own cost control on villa and resort projects. You will prepare BOQs and take-offs from architectural, structural and MEP drawings, build cost estimates, and review quotations against Bali market prices.

Based in Bali or willing to relocate to Ubud/Gianyar, you will verify contractor progress and propose value-engineering options, maintaining a Bali price database

Qualifications

• Minimum D3/S1 in Civil Engineering, Architecture, Quantity Surveying or similar
• 3+ years as QS / Estimator / BOQ staff, ideally on villas, hotels or residential buildings
• Strong in Excel and quantity take-off from AutoCAD drawings; experience with other QS software is a plus
• Good knowledge of Bali / Indonesian construction material and labour prices
• Able to read architectural, structural and MEP drawings
• Detail-oriented, number-driven, and comfortable challenging a contractor's figures
• Good English, written and spoken
• Based in Bali, or ready to relocate to the Ubud / Gianyar area

Responsibilities

• Prepare complete BOQs and quantity take-offs from architectural, structural and MEP drawings (PDF/DWG)
• Build cost estimates for new scopes and design changes with clear assumptions and delta tables
• Review contractor and supplier quotations against Bali market prices; flag inflated items and propose counter-offer ranges
• Verify contractor progress claims against the BOQ and site progress before payment approval
• Propose value-engineering options and material alternatives with the same or better quality at a lower price
• Build and maintain Bali material price database and supplier list, together with Procurement
• Coordinate with Architecture, Structure and MEP teams on quantities, specs and drawing revisions

Elper Development is a real estate developer and design studio based in Ubud, Bali, building villa and resort projects to international standards. We are looking for a Quantity Surveyor (QS) / BOQ Specialist to own cost control on our projects.

What you will do

Prepare complete BOQs and quantity take-offs from architectural, structural and MEP drawings (PDF/DWG), broken down by structure, architecture, MEP, indoor, outdoor and landscaping

Build cost estimates for new scopes and design changes, with clear assumptions, exclusions and a delta table for every revision

Review contractor and supplier quotations against Bali market prices, flag inflated items and propose counter-offer ranges

Verify contractor progress claims against the BOQ and site progress before payment approval

Propose value-engineering options and material alternatives with the same or better quality at a lower price

Build and maintain our Bali material price database and supplier list, together with Procurement

Coordinate with the Architecture, Structure and MEP teams on quantities, specs and drawing revisions

What we are looking for
