Job summary

PT ULUWATU BANGUNAN INDAH in Bali seeks a Senior Quantity Surveyor with 7+ years of experience in villa/residential projects. You will prepare and control BOQ, cost plans, and cash flow, and lead cost control and variance analysis.

Additionally, you will manage tender processes, bid evaluations, and vendor negotiations, read drawings and specs, handle VO and final accounts, and coordinate with PM, Site Manager, Design Team, Procurement, and Accounting.

Qualifications

• Bachelor's degree in Civil Engineering, Construction or Quantity Surveying.
• Minimum 7 years of experience as a Quantity Surveyor in construction projects (villa/residential projects preferred).
• Able to prepare and control BOQ, cost plans, and project cash flow.
• Experienced in cost control and budget variance analysis.
• Strong understanding of tender processes, bid evaluation, and negotiation with vendors/subcontractors.
• Able to read construction drawings and technical specifications.
• Experienced in handling variation orders (VO), progress claims, and final accounts.
• Strong analytical skills and detail-oriented, with ability to work under deadlines.
• Able to coordinate with project teams (PM, Site Manager, Design Team, Procurement, and Accounting).
• Proficient in QS/BIM software (Revit, CostX, Cubicost or similar) is an advantage.
• Good communication and negotiation skills.
• Willing to work flexible hours to meet project needs.
