Job summary

Internusa Jayaabadi Sentosa invites a seasoned Project Quantity Surveyor to join our Ecotourism/Hospitality project in Labuan Bajo and nearby islands, East Nusa Tenggara. You will lead quantity take-offs, BoQ preparation, budgets, and cost control throughout the project lifecycle.

The ideal candidate holds a bachelor’s degree in QS/CE/Construction Management, at least 5 years in related sectors, strong command of BoQ/RAB, and proficiency in AutoCAD, SketchUp, Revit, Excel and MS Project.

Qualifications

• Minimum Bachelor's degree in Quantity Surveying, Civil Engineering, Construction Management, or a related discipline
• Minimum 5 years as a Quantity Surveyor in construction, property development, or hospitality
• Proficient in RAB, BoQ preparation, quantity take-off, cost estimation, cost control, procurement, and contract administration
• Strong understanding of construction contracts and commercial management principles
• Experience managing project budgets and cost reporting throughout the project lifecycle
• Strong knowledge of building material prices and cost comparison
• Proficient in Microsoft Office (Excel, PowerPoint, MS Project) and construction cost management tools
• Proficient in AutoCAD, SketchUp, and Revit
• Good communication in Bahasa Indonesia and English
• Willing to be permanently placed in Labuan Bajo and nearby islands, NTT
• Professional QS certification or membership is an advantage

Responsibilities

• Calculate project quantities, volume of work, and project progress
• Prepare BoQ/BQ for architectural and interior works, tender docs
• Manage budgets, cost plans, and cash flow forecasts through the project lifecycle
• Monitor expenditure against budgets and flag potential overruns
• Conduct cost analysis and provide optimization recommendations
• Analyze unit rates, material costs, and services in BoQ
• Develop and maintain unit price and service cost database
• Administer contracts and ensure compliance with obligations
• Coordinate and negotiate terms with contractors, suppliers, consultants
• Manage tender processes, bids, and evaluations
• Ensure quantity calculations and work items align with BoQ and contracts
• Handle procurement administration (PR/PO, SPK, SPJB, etc.)
• Evaluate variations, EOT claims, and disputes
• Maintain project commercial documentation records
• Support procurement strategies for value for money
• Monitor delivery and progress through opname and progress checks
• Coordinate with Finance on payment schedules and invoices
• Prepare contractor claims and final accounts

Internusa Jayaabadi Sentosa (IJS) is doing services to a lot of companies with various business activities and we're now looking for Project Quantity Surveyor to be placed in Labuan Bajo & Nearest Islands, East Nusa Tenggara for one of our Ecotourism/Hospitality Project with qualifications and job details below:

Key responsibilities

• Calculate project quantities, volume of work, and project progress
• Prepare Bills of Quantities (BoQ/BQ) for architectural and interior works, tender documentation, and commercial evaluation criteria
• Prepare and manage project budgets, cost plans, and cash flow forecasts based on design and project requirements throughout the project lifecycle
• Monitor project expenditure against approved budgets and identify potential cost overruns
• Conduct cost analysis and provide recommendations to optimize project value
• Analyze unit rates, material costs, and services stated in the BoQ
• Develop and maintain a unit price and service cost database for long‑term projects
• Administer construction contracts and ensure compliance with contractual obligations
• Coordinate and negotiate commercial terms with contractors, subcontractors, suppliers/vendors, consultants, and other relevant parties
• Manage tender processes, including tender invitations, bid evaluations, and recommendations
• Ensure quantity calculations and work items are aligned with project requirements, BoQ, and contracts
• Handle procurement administration, including PR/PO, contracts/SPK, SPJB, and other related documents
• Evaluate and manage variation orders, extension of time claims, and contractual disputes
• Maintain accurate records of contractual correspondence and project commercial documentation
• Support procurement strategies that achieve value for money while maintaining project quality and project timelines
• Monitor goods/services delivery and project progress through opname and progress checking
• Coordinate with the Finance Team regarding payment schedules, invoices, COP, and related documentations
• Prepare, review and assess contractor claims, payment applications, final accounts and supporting documentation

About you:

Minimum Bachelor's degree in Quantity Surveying, Civil Engineering, Construction Management, or a related discipline

Minimum 5 years of solid experience as a Quantity Surveyor within construction, property development, infrastructure, hospitality, or related sectors

Demonstrated proficient experience in RAB, BoQ preparation, quantity take-off, cost estimation, cost control, procurement, and contract administration

Strong understanding of construction contracts and commercial management principles.

Experience managing project budgets and cost reporting throughout the project lifecycle

Strong knowledge of building material market prices and cost comparison

Proficient in Microsoft Office, (particularly Excel, PowerPoint, and Microsoft Project) and construction cost management tools.

Proficient in AutoCAD, SketchUp, and Revit

Good communication and presentation skills in Bahasa Indonesia and English

Strong analytical, numerical, and attention-to-detail skills

Professional QS certification or membership in a relevant professional body is an advantage.

Willing to be permanently placed in Labuan Bajo and nearby islands, NTT
(This is a permanent placement position for a Quantity Surveyor in a construction company or property developer. The role does not follow a roster/time-off system.)
